The Building Operator is responsible for the day-to-day operation, maintenance, and performance of building systems to ensure a safe, efficient, and comfortable environment for occupants. The successful candidate will perform preventative and corrective maintenance, support facility operations, coordinate contractors, and respond to building-related issues while maintaining compliance with operational standards and customer requirements.

Requirements

  • Proven experience in building operations, facility maintenance, or a related field.
  • Strong knowledge of building systems, including HVAC, mechanical, electrical, plumbing, and building automation systems (BAS/BMS).
  • Experience using computerized maintenance management systems (CMMS), such as Maximo.
  • Basic handyman, troubleshooting, and repair skills.
  • Strong computer skills with the ability to maintain records and documentation.
  • Ability to read and interpret technical manuals, drawings, and specifications.
  • Excellent organizational, communication, and problem-solving skills.
  • Valid driver's license with a clean driving abstract.
  • Must possess personal hand tools and cordless tools.
  • Ability to participate in after-hours and emergency response activities as required.

Responsibilities

  • Perform daily, weekly, monthly, and annual preventative maintenance on building systems and equipment.
  • Identify, troubleshoot, and coordinate corrective maintenance, repairs, and equipment replacements.
  • Respond to emergency service calls and supervise or escort contractors and tradespersons as required.
  • Monitor and maintain the safe and efficient operation of HVAC, mechanical, electrical, plumbing, and building automation systems.
  • Report deficiencies and operational concerns affecting building safety, comfort, or performance.
  • Participate in after-hours activities as required, including fire system testing, septic system servicing, and other customer-mandated maintenance activities.
  • Maintain clean, organized, and professional mechanical rooms, storage areas, and facility spaces.
  • Manage and maintain inventory levels of spare parts, tools, and equipment.
  • Assist in developing and updating site documentation, operating procedures, and maintenance manuals.
  • Utilize computerized maintenance management systems (CMMS), including Maximo, to track work orders and maintenance activities.
  • Cross-train and maintain proficiency in building systems, including HVAC/BMS, fire alarm, mechanical, and facility management systems.
  • Support continuous improvement initiatives and maintain positive working relationships with customers, contractors, and team members.
