About The Position

GFT is seeking a Mechanical/Plumbing/Fire Protection Building Systems Assessor to join their NYC team. This role involves conducting visual, on-site condition assessments of mechanical, plumbing, and fire protection systems for large Facility Condition Assessment portfolios. The assessor will evaluate the current condition, remaining useful life, and repair needs of existing facilities, identifying deficiencies and documenting observed conditions through detailed field notes, photographs, and data entry. This is an hourly, as-needed position aligned with project demands, not a full-time role, with compensation only for assigned work hours. The position supports an hourly, as-needed workforce model aligned to fluctuating project demands; work will not be scheduled at full-time capacity, and compensation will apply only to assigned work hours.

Requirements

  • A minimum of 5 years’ relevant field experience evaluating M/P/FP systems in buildings of various size and use.
  • Ability to identify typical failure modes and condition indicators.
  • Strong documentation skills; ability to communicate technical findings clearly.
  • Willingness and ability to travel throughout the 5 boroughs for field assessments.
  • Proficiency with field technology, including mobile data collection tools, SharePoint-based workflows, and structured reporting platforms.
  • Ability to work efficiently in a fast-paced, deadline-driven field environment with changing project needs and schedules.
  • Ability to remain fully engaged during field assignments, with focused attention on inspections, documentation, and project requirements throughout scheduled field time.
  • PE license (Mechanical or Electrical) or equivalent advanced technical credential/experience. License is not required with adequate experience.

Nice To Haves

  • Experience performing facility condition assessments, property condition assessments, engineering evaluations, commissioning reviews, asset management surveys, or similar building system evaluations.
  • Experience documenting findings using mobile field technology and standardized assessment methodologies is highly desirable.

Responsibilities

  • Visually assess mechanical, plumbing, and fire protection systems.
  • Identify deficiencies, performance issues, end-of-life indicators, and operational risks.
  • Document findings clearly with detailed notes and photos.
  • Coordinate with structural/architectural assessors to provide a complete building-level assessment narrative.
  • Use GFT-provided devices, SharePoint, and standardized assessment application tools to collect, organize, upload, and manage field findings.
  • Respond to Quality Review comments on post-field data entry and submission.
  • Maintain safe work practices and comply with all site requirements and installation protocols.
  • Travel throughout the 5 boroughs for field assessments.
