GFT is seeking a Mechanical/Plumbing/Fire Protection Building Systems Assessor to join their NYC team. This role involves conducting visual, on-site condition assessments of mechanical, plumbing, and fire protection systems for large Facility Condition Assessment portfolios. The assessor will evaluate the current condition, remaining useful life, and repair needs of existing facilities, identifying deficiencies and documenting observed conditions. Findings are communicated through detailed field notes, supporting photographs, and data entry/reporting. This is an hourly, as-needed position aligned with project demands, not a full-time role, with compensation only for assigned work hours. The assessment includes identifying and visually assessing Mechanical (HVAC units, boilers, chillers, pumps, ductwork, ventilation, controls), Plumbing (water piping, valves, backflow preventers, water heaters, fixtures, sanitary and storm drainage), and Fire Protection (sprinklers, risers, fire pumps, standpipes, fire/smoke dampers) items. The ideal candidate has experience in facility condition assessments, property condition assessments, engineering evaluations, commissioning reviews, or asset management surveys, with the ability to recognize system deficiencies, estimate remaining useful life, assess operational condition, and support repair/replacement recommendations. Experience with mobile field technology and standardized assessment methodologies is highly desirable. Responsibilities include field assessment, data capture, QA/QC, reporting support, and travel/logistics management within NYC using public transit where practical. Safe work practices and compliance with site requirements are mandatory.
