This role plans, directs, and performs skilled maintenance and repair of a large state building or a complex of smaller buildings. The position may also function as a foreman over varied skilled trades areas. The Foreman provides immediate supervision to a unit or group of operational or technical employees, ensuring compliance with departmental policies and stewardship of campus resources. The role involves determining needs for contracted services, negotiating with subcontractors, inspecting work, estimating budgets, laying out event setups, evaluating equipment, writing maintenance reports, meeting with tenants and staff, and interviewing/hiring staff and contractors. The Foreman is responsible for examining buildings for damage, initiating repairs, maintaining and repairing plumbing, electrical, HVAC, and related systems, building and repairing wooden structures, setting up sound systems, inspecting and maintaining boilers, chillers, fans, filters, and motors, repairing roofs, performing vehicle maintenance, ensuring grounds are cared for, overseeing painting and remodeling, and potentially overseeing custodial services and setting up preventive maintenance schedules. The position also involves scheduling and performing maintenance in athletic facilities, supporting facility operations planning meetings, maintaining an electronic work order system, supervising event setup and takedown, maintaining positive working relationships with vendors, and overseeing full-time, part-time, temporary staff, and students.
