About The Position

The Assistant Vice President of Asset Management will be responsible for overseeing a portfolio of senior housing assets. This executive role involves driving operating performance, capital efficiency, and strategic execution across a multi-operator platform. The AVP will collaborate with senior leadership, operating partners, investments, capital markets, and development teams to enhance Net Operating Income (NOI) growth, optimize contract structures, and implement portfolio strategies, including repositioning and transitions. The position requires regular travel to portfolio assets for site visits.

Requirements

  • 8+ years of relevant experience in asset management, real estate, investments, or portfolio management, preferably within senior housing, healthcare real estate, hospitality, or a related sector.
  • Strong understanding of senior housing operations, operator management, and asset-level value creation levers.
  • Demonstrated ability to read, interpret, and administer complex legal, financial, and operating documents, including management agreements, joint venture agreements, leases, debt documents, and other governing agreements.
  • Demonstrated experience driving NOI growth, overseeing budgets and capital plans, and executing strategic asset initiatives.
  • Strong financial analysis and underwriting capabilities, including forecasting, budgeting, variance analysis, and return-on-investment evaluation.
  • Experience working across functions, including operations, investments, development, legal, accounting and tax.
  • Excellent communication and presentation skills, with the ability to synthesize complex issues into clear recommendations for senior leadership.
  • High level of proficiency in Excel and financial modeling.
  • Willingness and ability to travel regularly to portfolio assets.

Responsibilities

  • Drive same-store NOI growth, margin expansion, and cash flow optimization.
  • Oversee RevPOR strategy, rate increases, discount governance, and contract mix management.
  • Implement asset-level action plans with measurable KPIs and performance tracking cadence.
  • Allocate capital to highest-return opportunities across unit upgrades, repositionings, expansions, and amenity enhancements.
  • Oversee major renovation and repositioning projects in coordination with operators and internal construction teams.
  • Maintain disciplined operator governance framework including performance reviews, reporting standards, and budget approvals.
  • Negotiate and manage incentive-aligned management agreements.
  • Drive operational consistency across multiple operators while preserving local market execution strength.
  • Lead operator transitions when required, including diligence, onboarding, and stabilization.
  • Support portfolio-level strategy including asset repositioning, expansion evaluation, and divestiture initiatives.
  • Lead underwriting and execution of value-enhancing capital investments.
  • Evaluate market dynamics, supply trends, and housing market indicators affecting entrance fee velocity.
  • Partner with Investments and Capital Markets on portfolio growth initiatives and capital allocation strategy.
  • Ensure compliance with all management agreements, joint venture agreements, and other governing documents.
  • Present portfolio performance and strategy to executive leadership.
  • Develop clear, data-driven reporting on occupancy, NOI, margin, sales trends, and capital returns.
