About The Position

The Associate Program Director for the Americas serves as the cluster program oversight lead for capital project portfolios across assigned Americas markets, including U.S. regional hubs and LATAM. Reporting directly to the Americas Regional Lead, this role drives consistent project delivery, financial governance in e-Builder, risk mitigation, and milestone protection across a high-volume portfolio of office fit-outs, tenant improvements, building refreshes, and infrastructure upgrades. The role provides central cluster governance and client alignment while directing local project management support teams, general contractors, and technical consultants across 12 to 15 concurrent capital projects representing $20 million to $60 million in annual portfolio spend. The position must be based in Boston or the greater Boston metro area. The posting lists the work location as remote in Boston, Massachusetts.

Requirements

Bachelor's degree in Construction Management, Architecture, Civil Engineering, or Business Administration.
5 to 8+ years of progressive project management experience in corporate interiors, commercial fit-outs, or multi-site capital programs; 7 to 10+ years for P3-level consideration.
Proficiency in e-Builder, MS Project or Primavera P6, financial cost reporting, and contract administration.
Demonstrated experience managing concurrent capital projects with individual spend ranging from $250,000 to $10 million.
Strong understanding of change order and contingency management processes, including client sign-off workflows.
Experience partnering with general contractors, architecture and engineering consultants, and local project teams.
Working knowledge of financial closeout processes, including reconciliation, O&M documentation, and punch-list management.
Must be based in Boston or the greater Boston metro area.

Experience operating within a two-tiered delivery model, balancing cluster-level oversight with local execution teams.
Familiarity with lease administration concepts, including landlord consent requirements and Tenant Improvement Allowance collections.
Working knowledge of risk governance tools such as Universal Risk Registers or CRAID logs.
Exposure to municipal permitting processes and long-lead equipment procurement planning.
Basic understanding of SOX-related financial controls and accrual reporting in a capital projects context.
Experience collaborating with Brokerage and Transaction teams on capital and lease alignment.

Responsibilities

Oversee day-to-day capital project execution across assigned Americas sub-regions, enforcing standardized playbooks, safety protocols, and governance guardrails.
Serve as the primary operational escalation point for local site project managers, general contractors, and architecture and engineering consultants.
Enforce data integrity across Monthly Cost Reports, Value of Work Done tracking, and depreciation bucket allocations.
Review change orders, potential change orders, and contingency drawdowns before submitting verified requests for client Project Executive sign-off.
Safeguard schedule dependencies between Contractor Handover and First Day of Business to protect operational readiness.
Maintain live Universal Risk Registers and CRAID logs to detect critical path delays, permitting bottlenecks, and long-lead procurement risks.
Drive vendor closeout compliance, including financial reconciliation, O&M manual uploads, and punch-list completion within 90 calendar days of Project Delivery Complete.
Direct local on-the-ground project management support teams, general contractors, and technical consultants across assigned capital projects.
