About The Position

The Assistant Property Manager assists the property manager with the overall operations of the property, including efficient operations, supplier contracts and maintenance, lease administration, monthly reporting, and ensuring a positive experience for residents, associates, and property owners. The role supports day-to-day property operations and resident satisfaction, retention, and lifecycle activities. The assistant property manager may assume responsibility for property operations when the property manager is absent and may perform other duties as assigned.

Requirements

High school diploma required.
Two to three years of property management experience required.
Knowledge of resident rental lifecycle activities required.
Basic knowledge of Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel.
Excellent interpersonal skills to communicate effectively and sensitively with all levels of management.
Sensitivity to confidential matters.
Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
Ability to relay technical concerns with adequate detail, quickly and accurately.
Ability to read, write, comprehend, and converse in English.
Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
Excellent customer service and interpersonal skills, with the ability to relate to others.
Strong organizational and time-management skills.
Ability to cope with and defuse situations involving angry or difficult people.
Valid driver’s license, clean driving record, and current auto insurance required.
Must comply with all safety requirements.

Nice To Haves

Bachelor’s degree preferred.
Real estate license preferred or may be required in some locations.
Prior experience with Yardi Voyager or an equivalent system preferred.

Responsibilities

Assist the property manager with day-to-day property operations, resident satisfaction, retention, and resident lifecycle activities.
Understand operational guidelines established within the property management agreement.
Maintain accounts receivable, including collecting and posting rent, making daily bank deposits, and maintaining an accurate, balanced rent roll.
Complete daily, weekly, and monthly financial and leasing reports accurately and on time.
Audit records and files to identify administrative action dates, including lease expirations, delinquent accounts, and unlawful detainers.
Collect delinquent balances from previous residents.
Process evictions, including paperwork, serving notices, and attending court hearings.
Lease apartments as needed and shop competitive properties.
Inspect buildings and grounds for safety and cleanliness and alert maintenance staff to items requiring repair.
Process move-ins, move-outs, and lease renewals.
Audit new and current lease agreements and resident files for accuracy.
Assist the property manager in training staff on leasing, entering traffic into the computer, marketing, maintenance, and general office operations.
Compose and prepare routine correspondence, rental notices, letters, and memorandums.
Assist the property manager with resident relations and problem resolution.
Assume responsibility for property operations when the property manager is absent.
Comply with company policies, health and safety rules and regulations, and applicable local, state, and federal laws.
Complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
Perform other duties as assigned.
