About The Position

WinnCompanies is seeking an Assistant Property Manager to join the team at Benning Heights, a 148-unit multifamily residential community in Washington, D.C. The role supports the Property Manager with day-to-day community operations, including leasing, resident relations, rent collections, accounts payable and receivable, and property administration. It is described as an opportunity to build a career in multifamily housing and property management. The pay range is $26.00–$29.00 per hour.

Requirements

• High school diploma or GED equivalent.
• Up to 1 year of experience in property management, leasing, customer service, administrative support, or a related field.
• Up to 1 year of supervisory, team lead, leadership, or mentoring experience.
• Proficiency with Microsoft Office and web-based business applications.
• Strong customer service, communication, and organizational skills.
• Attention to detail and ability to manage multiple priorities in a fast-paced environment.
• Willingness to learn and grow within the property management industry.
• Ability to work effectively with diverse residents, colleagues, and vendors.

Nice To Haves

• Associate's degree.
• Experience with Yardi, RealPage, or other property management software.
• Experience in multifamily housing, affordable housing, LIHTC, HUD, or Section 8 environments.
• Knowledge of leasing, resident retention, and property operations.

Responsibilities

• Support day-to-day operations of the multifamily residential community, ensuring excellent resident service and operational efficiency.
• Assist with leasing activities, including apartment tours, application processing, recertifications, and lease renewals.
• Monitor rent collections, post payments, enforce collection policies, and assist with delinquency management.
• Respond to resident concerns and help maintain positive resident relations and customer satisfaction.
• Prepare financial reports, resident correspondence, recertification notices, and other property documentation.
• Process purchase orders, invoices, and accounts payable transactions.
• Assist with property operations, financial administration, and occupancy-related activities.
• Serve as acting Property Manager in the Manager's absence, as needed.
