About The Position

The Assistant Maintenance Supervisor assists with the proper physical and mechanical upkeep of the property and reports to the Maintenance Supervisor. The role includes responding to customer service requests, inspecting equipment and facilities, performing repairs, preparing vacant units, and maintaining clean and safe property grounds and common areas. The position also includes assigned after-hours on-call duties and prompt attention to conditions that could threaten the life safety of residents and customers.

Requirements

High school diploma.
HVAC certification.
Valid driver's license and current automobile insurance.
Excellent diagnostic skills.
Strong customer service skills.
Attention to detail and a sense of urgency in completing job tasks.
Ability to follow instructions efficiently.
Ability to maintain a friendly, professional attitude with prospects, residents, and colleagues.

Responsibilities

Fulfill assigned customer service requests promptly.
Complete daily rounds and check mechanical equipment, recreational facilities, and other functional or safety concerns.
Perform plumbing, electrical, HVAC, and heating system repairs.
Prepare and turn over vacant units and suites.
Pick up and clean grounds and common areas.
Perform light carpentry work.
Complete drywall repairs and finish work.
Perform touch-up painting.
Take assigned after-hours on-call duties.
Maintain the cleanliness and upkeep of the property's interior and exterior.
Immediately address areas posing risks to the life safety of residents and customers, such as fire alarms and trip hazards.
