Asset Manager

Dominion Financial Services•Baltimore, MD
•$80,000 - $85,000

About The Position

Dominion Financial Services (DFS), a nationally recognized private lender serving real estate investors nationwide, provides short-term bridge loans and long-term rental financing. DFS is seeking experienced Asset Managers to own and manage portfolios of loans that are not fully compliant with their loan agreements and to work with borrowers whose loans have moved off the standard path for a performing loan. This is an active risk-management role, not a maintenance or customer service position. The Asset Manager identifies loans drifting out of compliance or away from the borrower's business plan before default, then develops practical solutions to protect company capital and help borrowers return to compliance. The role handles maturity extensions, draw-management issues, and other exceptions to standard servicing. It applies underwriting judgment, financial and construction analysis, and sound structuring to reach well-documented outcomes for both the borrower and DFS. Lessons learned are also used to improve loan origination and servicing practices. The Asset Manager serves as a trusted advisor to borrowers and executive leadership, partners with underwriting, servicing, legal, and leadership, and manages loans through cure, resolution, transfer to Special Assets, or foreclosure referral as appropriate. The company expects employees to use AI tools in their standard workflow; this role uses tools such as Claude to support document review, analysis, borrower communication, reporting, and pattern detection.

Requirements

  • Bachelor's degree.
  • At least 3 years of experience in property or asset construction and renovation, asset management, loss mitigation or workout, commercial servicing, or a comparable combination of experience.
  • Understanding of business-purpose loans, including maturity extensions, modifications, and the mechanics of default and workout.
  • Experience evaluating construction and renovation budgets, draw requests, and scopes of work across project types, including new construction, cosmetic renovation, full-gut rehabilitation, and multifamily.
  • Ability to assess a borrower's business plan, exit strategy, and liquidity to determine whether a loan can be restructured.
  • Excel proficiency and strong Word skills.
  • Excellent written and verbal communication skills, including the ability to work with borrowers and lead difficult conversations professionally and confidently.
  • Sound judgment and critical-thinking skills, including the ability to evaluate situations on their merits rather than by checklist alone.
  • High attention to detail combined with big-picture risk thinking.
  • Proficiency with and willingness to use AI tools for borrower and loan research and efficient reporting; willingness to adopt AI-assisted work practices.

Nice To Haves

  • Background in construction, general contracting, construction engineering, or construction risk analysis.
  • Experience with bridge or fix-and-flip lending, including extensions and draw management.
  • Experience underwriting Non-QM products, such as DSCR, bank statement, and asset-depletion products.

  • Prior experience identifying or investigating loan fraud, borrower misrepresentation, or guarantor-structuring issues.
  • Experience providing feedback to or training AI-assisted underwriting or risk models.
  • Experience with AI tools.

Responsibilities

  • Own and actively manage a portfolio of loans out of compliance, from initial identification through cure, resolution, or transfer to Special Assets.
  • Monitor portfolio performance and borrower behavior to identify compliance deviations early, including slow or inconsistent project progress, missed or late payments, insurance or tax lapses, repeated draw issues, unclear exits before maturity, and changes in borrower liquidity or project scope.
  • Review business plans and changes of plan by evaluating construction and rehabilitation budgets, scopes of work, permits, draw requests, and inspection reports, and determine whether actual property condition or completion has materially deviated from the original plan.
  • Evaluate and structure maturity-extension requests, including assessing borrower progress, exit strategy, liquidity, and collateral position and recommending protective terms, conditions, and pricing.
  • Manage draw exceptions and other deviations from standard servicing, including updated budgets, re-underwriting after scope changes, and holdbacks; communicate requirements and timelines to borrowers.
  • Analyze borrower financial and liquidity positions and project performance to assess risk and recommend a course of action.
  • Identify discrepancies and red flags in draw requests, budget revisions, borrower documentation, and guarantor or ownership structures; escalate suspected fraud or misrepresentation with documented support.
  • Execute asset-management solutions such as extensions, additional collateral or guarantors, and workout agreements in partnership with leadership, and refer loans to foreclosure when intervention does not succeed.
  • Lead difficult conversations with borrowers and guarantors about performance issues, required remediation, and the consequences of continued non-compliance.
  • Partner with underwriting, servicing, legal, and executive leadership to determine and execute the best path forward for each asset.
  • Present complex loans involving material non-compliance to leadership with clear, well-supported written analysis and actionable recommendations.
  • Use AI tools, including Claude, to accelerate document review, financial and construction analysis, borrower communication, and portfolio pattern detection.
  • Recommend process improvements that help the department scale while maintaining strong risk management.
