About The Position

Independent Management Services is hiring an Apartment Maintenance Technician for its North Hills Farms 1 property in Pontiac, Michigan. The role performs resident service requests and preventive maintenance, prepares vacant units for occupancy, and helps maintain the property's grounds and community appearance. The technician participates in a rotating on-call schedule, including after-hours, weekends, and holidays, and responds to resident requests to provide 24-hour emergency service. The position reports directly to the Site Manager and/or Maintenance Supervisor and includes ongoing maintenance education and training.

Requirements

• Customer-service orientation.
• Working knowledge of basic maintenance concepts, including plumbing and repair.
• Must have own tools to perform job tasks.
• Basic knowledge of commercial or small grounds equipment and supplies.
• Ability to prioritize work orders and projects based on need.
• Strong troubleshooting and problem-solving ability.

Responsibilities

• Complete resident service requests and preventive maintenance tasks.
• Timely recondition vacant units, including painting, basic repairs, and cleaning.
• Keep property grounds well-groomed and free of litter, garbage, and clutter.
• Keep property grounds free of weeds and overgrown vegetation.
• Perform after-hours, weekend, and holiday on-call duties in rotation with other maintenance personnel.
• Respond to resident requests to ensure 24-hour emergency service.
• Monitor inventory and maintenance supplies as necessary.
• Remove snow, including salting main roads, walkways, and parking areas throughout the community, where applicable.
• Create and maintain a well-groomed community appearance.
• Participate in ongoing maintenance education and training.
