About The Position

Independent Management Services is seeking an Apartment Maintenance Technician for its Spring Hill Phase II community in Akron, Ohio. The role handles resident service requests, preventive maintenance, vacant-unit reconditioning, and upkeep of the property and grounds. The technician responds to emergency service requests and participates in a rotating after-hours, weekend, and holiday on-call schedule. The position reports directly to the Site Manager and/or Maintenance Supervisor and includes ongoing maintenance education and training.

Requirements

• Customer service orientation.
• Working knowledge of basic maintenance concepts, including plumbing and repairs.
• Must have own tools to perform job tasks.
• Basic knowledge of commercial or small grounds equipment and supplies.
• Ability to prioritize work orders and projects based on need.
• Strong troubleshooting and problem-solving ability.

Responsibilities

• Complete resident service requests and preventive maintenance tasks.
• Recondition vacant units promptly, including painting, basic repairs, and cleaning.
• Keep property grounds well-groomed and free of litter, garbage, clutter, weeds, and overgrown vegetation.
• Participate in rotating after-hours, weekend, and holiday on-call duties with other maintenance personnel.
• Respond to resident requests to ensure 24-hour emergency service.
• Monitor inventory and maintenance supplies as necessary.
• Remove snow, including salting main roads, walkways, and parking areas throughout the community, where applicable.
• Create and maintain a well-groomed community appearance.
• Participate in ongoing maintenance education and training.
