About The Position

The Affordable Property Manager oversees all operational functions at the community. Responsibilities include maintaining positive tenant relations, encouraging high occupancy, keeping the property in good physical condition, and developing marketing campaigns to attract tenants. The ideal candidate has experience managing affordable housing (LIHTC) properties and knowledge of fair housing laws and LIHTC guidelines and requirements.

Requirements

• Three years of property management experience.
• Proficiency in the MS Office package.
• Valid driver’s license and proof of automobile insurance.
• High school diploma or GED.
• Frequent bending, stooping, and reaching in all directions.
• Repetitive use of hands and fingers to enter data using a keyboard.
• Ability to stand for extended periods.
• Ability to walk for extended periods while checking units.
• Ability to lift up to 25 pounds.

Nice To Haves

• Knowledge of the tax credit program is preferred but not required.
• Proficiency with YARDI property management software is preferred.

Responsibilities

• Schedule, coordinate, and supervise the duties of on-site staff.
• Ensure rent is collected.
• Address tenant concerns and needs in a timely manner.
• Perform regular property inspections.
• Ensure staff follow proper tenant intake procedures.
• Ensure money management guidelines are followed.
• Keep tenant delinquencies below 6% of monthly billed amounts.
• Develop a marketing campaign to maintain occupancy levels at 95% or better.
• Read profit and loss statements.
