About The Position

Spartanburg Housing is hiring a full-time LIHTC/Affordable Property Manager to manage a property. The role oversees property operations within budget, supervises and trains property staff, supports occupancy and resident retention, handles delinquent accounts, monitors maintenance, and reviews financial reports. A bachelor's degree in business is preferred, or related property management experience. The position requires five years of experience as an on-site LIHTC Property Manager or Assistant Property Manager with LIHTC/affordable property experience. Fair Housing certification is required before interacting with residents, and knowledge of financial reporting is required.

Requirements

• Five years of experience as an on-site Low-Income Housing Tax Credit (LIHTC) Property Manager or Assistant Property Manager with LIHTC/affordable property experience.
• Fair Housing certification before interaction with residents.
• Knowledge of financial reporting.

Responsibilities

• Operate the property within the financial guidelines of the property budget.
• Direct and evaluate property staff performance, provide staff training, and ensure staff follow established policies and procedures.
• Maintain occupancy levels by completing marketing plans and advertising, and ensuring leasing staff use established sales techniques effectively.
• Design, implement, and maintain resident retention programs, including newsletters, recognition, and social activities.
• Review delinquent accounts and take required collection action.
• Monitor the preventative maintenance calendar and review the status of all work orders.
• Prepare and adhere to the property budget.
• Review monthly financial reports.
