About The Position

The VP of Property Management Services will be responsible for the overall direction, coordination, implementation, execution, control, and completion of all Strategic Initiative projects, ensuring consistency with company strategy, commitments, and goals. Critical to the success of the role will be detailed measurement and tracking of stated goals and ongoing project implementations in a way that provides strong operational transparency.

Requirements

  • Ability to work independently with little oversight, juggle multiple priorities, and manage time / multi-task to accomplish objectives of diverse project work.
  • Vendor management, including RFPs and contract negotiations.
  • Conflict resolution and risk management.
  • Works well within an entrepreneurial environment, managing ambiguity.
  • Versatile analytical person.
  • Bachelor’s Degree required.
  • 10+ years of experience in commercial real estate, business, or project management required.
  • Familiarity with multifamily and experience with management.
  • General project management experience – manage schedule, budgets, scope, and expectations.
  • Computer literate and proficient in Microsoft Office Suite- to include Word, Outlook, PowerPoint, and Excel.

Responsibilities

  • Develop solutions that drive growth across the managed portfolio.
  • Serve as a key member of the team, working alongside Asset Management to ensure successful management takeovers of properties or portfolios.
  • Work closely with a large variety of ownership groups, both private and institutional, to understand business plan objectives.
  • Oversee the planning and guide the implementation of all projects across Strategic Initiatives.
  • Facilitate the definition of project scope, goals, and deliverables – establishing best practices for measuring, articulating, and celebrating ROI – both in financial and reputational returns.
  • Define project tasks and resource requirements; ensure we have the right people in the right roles.
  • Coordinate strong external partnerships with our consultants, operating partners, and vendor partners.
  • Provide team direction and alignment with functional areas and initiatives across GoldOller.
  • Track project deliverables using appropriate internal tools, including Smartsheet, providing transparency to the organization.
  • Consistently measure, monitor, and report on the progress of each vertical to all key members.
  • Perform business research and analyze markets, competitors, vendors, options, and costs/benefits. Use the analysis to identify efficiencies and optimal solutions.
  • Collaborate with peers across departments, including Asset Management, Investments, Marketing, CAPEX, and Operations, as needed.
  • Lead the budgeting process for SI in partnership with the Asset Management team.
  • Develop relationships with and take the lead on messaging to operating partners – including regular updates to the GoldOller Playbook.
