About The Position

The VP of Property Transitions is a senior leadership role responsible for delivering seamless, low-disruption onboarding and offboarding of portfolio assets, ensuring every property enters operations positioned for immediate and sustained success. This role plays a critical part in executing the company’s growth strategy by translating acquisitions and dispositions into stable, well-run operations from day one. This position leads the end-to-end transition lifecycle—from pre-close preparation through stabilized operations—while serving as the central orchestrator across investment, operations, IT, HR, accounting, and external partners. The Head of Property Transitions is highly strategic, detail-oriented, and execution-focused, combining disciplined project management with strong judgment and influence to manage complexity, mitigate risk, and hold teams accountable to timelines. Success in this role requires a collaborative leader who can build scalable processes, develop standardized playbooks, and deliver clear executive-level reporting that provides visibility into transition health, risks, and performance. The core mission of this role is to protect asset value, minimize disruption to residents and teams, and ensure consistent operational excellence across all property transitions.

Requirements

  • Bachelor’s degree in Business, Real Estate, Finance, Operations, or a related field, or an equivalent combination of education and relevant professional experience.
  • 10+ years of experience in property operations, asset management, or real estate transactions, with direct involvement in acquisitions, onboarding, or portfolio transitions.
  • Demonstrated success leading complex, cross-functional initiatives with multiple stakeholders and time-sensitive deliverables.
  • Proven ability to build scalable processes, refine them over time, and drive disciplined execution through influence rather than authority.
  • Strong operational fluency with property management workflows, financial reporting, and enterprise systems.
  • Excellent organizational, communication, and problem-solving skills with the ability to translate complexity into clear, actionable plans.
  • This role requires up to 50% travel.

Nice To Haves

  • Experience in high-growth, multi-site residential environments such as multifamily, single-family rental, or build-to-rent portfolios.
  • Experience partnering closely with investment and asset management teams in acquisition-driven organizations.

Responsibilities

  • Own the end-to-end lifecycle of property onboarding and offboarding, from pre-close preparation through stabilized operations, ensuring low- to zero-disruption transitions as the standard.
  • Develop, maintain, and continuously refine standardized transition playbooks, timelines, checklists, and handoff frameworks.
  • Lead due diligence site visits to evaluate staffing, operations, and financial performance, translating findings into clear risk profiles and execution plans.
  • Coordinate all pre-close and post-close transition activities, including utilities, vendor continuity, system conversions, and resident communications.
  • Establish and manage detailed transition timelines with defined milestones, owners, and escalation paths; proactively surface and resolve blockers.
  • Maintain a live transition pipeline dashboard providing executive leadership with real-time visibility into deal status, risks, and upcoming milestones.
  • Lead post-transition reviews to capture lessons learned and systematically incorporate improvements into future transitions.
  • Serve as the central coordination point across all internal functions involved in property transitions, ensuring alignment, accountability, and execution discipline.
  • Drive cross-functional execution across investment management, asset management, property operations, facilities, IT, marketing, accounting, HR, and other stakeholders.
  • Partner with regional and property leadership to align staffing, training, and operational readiness well in advance of transition dates.
  • Act as the primary escalation point during active transitions, resolving cross-functional challenges quickly while protecting critical timelines.
  • Build and maintain strong working relationships with sellers, third-party managers, brokers, and external partners to ensure accurate information transfer and collaboration.
  • Promote a culture of shared accountability by ensuring transition responsibilities, timelines, and expectations are clearly documented, visible, and tracked.
  • Lead comprehensive operational due diligence reviews, including leases, rent rolls, AR and delinquency, vendor contracts, utilities, and compliance documentation.
  • Identify, quantify, and prioritize operational, financial, physical, and regulatory risks prior to takeover, developing mitigation plans with clear ownership.
  • Maintain and enhance standardized due diligence checklists and risk registers to reflect evolving portfolio complexity and acquisition profiles.
  • Partner with investment and asset management teams to ensure operational findings inform underwriting assumptions, deal structuring, and post-close capital planning.
  • Ensure all regulatory, licensing, and compliance requirements are satisfied prior to takeover, including landlord-tenant laws and property-level requirements.
  • Own and continuously improve the transition operating model to ensure consistency, scalability, and transparency across all transitions.
  • Deliver structured, executive-level reporting on active transitions, upcoming closings, risk flags, and post-transition performance.
  • Define and track key performance indicators (KPIs), including time-to-operational-stability, transition cost, resident satisfaction at 30/60/90 days, and first-year NOI versus underwriting.
  • Identify systemic bottlenecks and recurring failure points and implement portfolio-wide solutions.
  • Ensure all transition documentation—playbooks, templates, checklists, and vendor repositories—is current, standardized, and consistently adopted.
