Valuation Quality Control III

World Business Lenders, LLC•Carolina Beach, NC
•$65,000 - $85,000•Remote

About The Position

World Business Lenders (WBL), a privately held portfolio lender specializing in real estate-secured business loans for underserved businesses, is hiring a Valuation Quality Control III. The role reviews and evaluates collateral valuations across U.S. markets, including locations the reviewer may not know firsthand, and develops defensible value opinions. WBL operates with a fully remote, multinational workforce. The typical schedule is 9:00 AM to 6:00 PM Eastern Time, Monday through Friday, with additional hours as committee timing and business needs require. The position reviews appraisals, evaluations, broker price opinions (BPOs), and comparative market analyses (CMAs) for accuracy, methodology, and compliance. It tests value conclusions against independent market evidence; analyzes income properties and construction or development loans; recommends values for relevant premises and loan stages; and presents concise findings and recommendations to Investment, Asset Resolution, and Initial Credit Review. The reviewer may also recommend additional appraisal, inspection, environmental, or engineering work when available information is insufficient. The role requires a bachelor’s degree in a relevant field and at least five years of related experience, primarily with commercial collateral. Strong valuation, analytical, writing, presentation, and Excel skills are required. The position is fully remote, with occasional travel for leadership off-sites or corporate events.

Requirements

  • Bachelor’s degree in real estate, finance, economics, business, or a related field.
  • At least 5 years of experience in appraisal, appraisal review, collateral valuation, underwriting, or asset management, with the majority of experience involving commercial collateral.
  • Hands-on commercial and income-property valuation or review experience.
  • Working knowledge of the sales comparison, income, and cost approaches, and of USPAP.
  • Experience with distressed, foreclosed, or REO property.
  • Strong Excel, writing, and presentation skills, and confidence challenging unsupported conclusions.
  • Stable, reliable internet connection and a professional, dedicated remote working environment.

Nice To Haves

  • Residential review experience.
  • State Certified General or Certified Residential appraiser credential, or progress toward Certified General.
  • A professional valuation designation or active candidacy, such as AI-GRS, MAI, MRICS, ASA Real Property, CCIM, ARA, AI-RRS, or SRA.
  • Commercial appraisal review experience at a bank, portfolio lender, or private credit fund.
  • Familiarity with construction and development projects and the cash flow-based analysis used to value them.

Responsibilities

  • Review appraisals, evaluations, BPOs, and CMAs for accuracy, methodology, and compliance with USPAP and the Interagency Appraisal and Evaluation Guidelines; return deficient reports for correction.
  • Test value conclusions against independent market evidence, including MLS data, public records, CoStar, and broker reports, across U.S. markets.
  • Identify weak comparables, unsupported adjustments, stale data, mathematical errors, and unreasonable extraordinary assumptions or hypothetical conditions.
  • Analyze income-property rent rolls, operating expenses, net operating income (NOI), capitalization rates, and discounted cash flow (DCF) assumptions.
  • For construction and development loans, compare budgets, draws, and completion status against as-complete value conclusions.
  • Recommend values for relevant premises, including as-is, as-complete, as-stabilized, and disposition, appropriate to the loan stage: origination, performing, default, workout, or REO.
  • Write concise findings and present recommendations to Investment, Asset Resolution, and Initial Credit Review.
  • Recommend additional work, such as a new appraisal, inspection, environmental report, or engineering report, when information is insufficient.
  • Meet performance expectations for value accuracy, detection of material deficiencies, review turnaround time, consistency with WBL standards, written findings, committee presentations, and growth into independent review of complex commercial and development assets.
