About The Position

Under limited supervision, this position is responsible for communicating and partnering with various Landowners to secure Surface Use Agreements (SUA) for operation. This role involves identifying land ownership, researching, reviewing, and analyzing land titles, identifying discrepancies, and outlining curative requirements. The Surface Landman will continuously negotiate with Landowners, draft agreements for manager review and approval, and review, prepare, analyze, and interpret all land and surface related agreements, amendments, deeds, easements, leases, permits, and licenses. This role is crucial for securing required agreements and partnering with various departments to meet operational objectives. The Surface Landman will serve as a liaison between internal departments, developers, cities, counties, etc., and maintain good relationships with Landowners, the general public, and regulatory agencies. Additionally, this position will professionally handle complaints and inquiries, arbitrate disputes, and resolve grievances. The role also involves negotiating and resolving encroachments, damage claims, property damage settlements, and loss claims associated with capital projects and day-to-day operations to reduce costs and maintain facilities. Assistance to the Community Relations department with investigations is also a responsibility. Other duties may be assigned.

Requirements

  • High School Diploma or equivalent.
  • Basic understanding of Land and Legal documents.
  • Good negotiation skills to reach a favorable outcome or solution.
  • Good conflict management skills, with the ability to operate in a high stress environment in a calm and professional demeanor.
  • Ability to speak, listen, and write in a clear, thorough, and timely manner using appropriate and effective communication tools and techniques.
  • Ability to plan, analyze, and evaluate data.
  • Ability to be detail-oriented, self-starter, and work independently while maintaining goals and tasks.
  • Possess good working knowledge of the Microsoft Office Suite including Excel, Word, etc., and use/operation of standard office equipment.
  • Ability to understand and exhibit ethical behavior and business practices.
  • Ability to safely operate vehicles, equipment, and tools.
  • Able to recognize and apply safety processes and procedures.
  • Possess valid driver’s license and clean driving record (MVR) that meet Company’s Insurance qualifications to operate Company vehicle.

Responsibilities

  • Communicating and partnering with various Landowners to secure Surface Use Agreements (SUA) for operation.
  • Identifying Land ownership from both Company and public records.
  • Researching, reviewing, and analyzing Land Title, and identifying discrepancies and outlining curative requirements.
  • Continuously negotiating with Landowners and drafting agreements for manager’s review and approval.
  • Reviewing, preparing, analyzing, and interpreting all land and surface related agreements, amendments, deeds, easements, leases, permits, and licenses.
  • Securing required agreements and partnering with various departments on a regular basis to meet operational objectives.
  • Serving as a liaison between internal departments, developers, cities, counties, etc., and maintaining a good relationship with the Landowners, general public, and regulatory agencies.
  • Professionally handling all complaints and inquiries by the Landowner and general public, arbitrating disputes, or resolving grievances that may arise due to related business activities.
  • Effectively negotiating and resolving encroachments, damage claims, property damage settlements, and loss claims associated with capital projects and day-to-day operations.
  • Assisting the Community Relations department with investigations.
  • Performing other duties as assigned.
