About The Position

Requirements

  • University graduation in Business, Law or in a relevant field
  • Two (2) years of progressively responsible related experience
  • Related experience or education (e.g. related diploma) may be considered as an equivalency on a one-for-one basis.

  • Strong background and comprehensive knowledge of real property contracts, and associated legislation and practice
  • Application and utilization at a professional level of appraisal theory, negotiation techniques, land titles procedures, survey procedures and applicable legislation including Land Titles Act, Public Lands Act, Municipal Government Act, Expropriation Act, Surveys Act, and the Government Organization Act.

Responsibilities

  • Provides specialized and technical documentation services on behalf of the Realty Branch (RB).
  • Identifies and evaluates technical issues and makes decisions regarding the form of documentation within the parameters of the Province’s land use policies.
  • Assists Property Agents in due diligence of sales and acquisitions files.
  • Exercises discretion and makes decisions as to the form of documentation required for the associated transactions by applying a solid understanding of the requirements to adapt/modify standard templates to accommodate unique situations.
  • Identifies potential issues and solutions to make recommendations to RB leadership; implement solutions, as appropriate, to affect an appropriate resolution.
  • Updates RB leadership on changes as it relates to land and other documentation, recommends and implements revisions to the templates and agreements.
  • Maintains an up-to-date tracking report of all agreements including those in progress or completed.
  • Reviews independent appraisal reports prepared by AACIs to identify potential issues or concerns regarding appraised market values for additional review and/or adjustment by AACI staff appraisers.
  • Ensures completeness of template and clause library used in developing real estate agreements for the Province.
  • Liaises with experts such as senior leadership and Alberta Justice to develop additional, approved templates and clauses for the library.
