About The Position

To oversee and coordinate the daily operations of a specific property or area within the downtown district, ensuring smooth and efficient functioning while adhering to company policies and procedures. This role focuses on supervising non-exempt employees, depending on the specific property needs. The Supervisor plays a key role in maintaining customer satisfaction, property upkeep, and achieving operational efficiency.

Requirements

  • High School Diploma or equivalent.
  • Minimum of 2 years of experience in a supervisory or team lead role, preferably within a customer service or property management environment.
  • Demonstrated experience in managing schedules, assigning tasks, and monitoring performance of a small team.
  • Experience handling tenant or customer inquiries and resolving complaints effectively.
  • Proven ability to enforce company policies and procedures consistently and fairly.
  • Experience with basic administrative tasks such as record keeping, reporting, and data entry.
  • Excellent communication skills, both written and verbal, with the ability to interact professionally with tenants, vendors, and colleagues at all levels.
  • Strong organizational and time management skills with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
  • Proficient in Microsoft Office Suite, particularly Word, Excel, and Outlook.
  • Demonstrated problem-solving and decision-making skills with the ability to handle challenging situations calmly and effectively.
  • Ability to work independently and as part of a team, contributing to a positive and productive work environment.
  • Strong leadership qualities, including the ability to motivate and mentor team members.
  • Ability to maintain confidentiality and handle sensitive information with discretion.
  • Demonstrated commitment to providing excellent customer service.

Nice To Haves

  • Associate's degree preferred.
  • Experience with property management software is a plus.
  • Understanding of basic property management principles and practices preferred.

Responsibilities

  • Supervise and coordinate the daily activities of non-exempt staff, including scheduling, assigning tasks, and monitoring performance.
  • Ensure adherence to company policies, procedures, and safety regulations within the assigned property or area.
  • Conduct regular inspections of the property to identify maintenance needs, safety hazards, and areas for improvement.
  • Coordinate and oversee maintenance activities, including repairs, landscaping, and cleaning, ensuring timely completion and quality of work.
  • Respond to tenant inquiries and complaints promptly and professionally, striving to resolve issues effectively and maintain positive tenant relationships.
  • Assist with budget management for the assigned property or area, tracking expenses and identifying cost-saving opportunities.
  • Prepare and maintain accurate records and reports related to property operations, staff performance, and maintenance activities.
  • Train and onboard new employees, providing guidance and support to ensure their success.
  • Collaborate with other departments, such as accounting, human resources and marketing, to ensure smooth and efficient property management.
  • Participate in regular meetings with property management team to discuss operational issues, performance metrics, and strategic planning.
  • Perform other duties as assigned.
