About The Position

The Superintendent will be responsible for the day-to-day operations, safety, maintenance, and cleanliness of an apartment building. This full-time position ensures building security, provides excellent tenant service, and safeguards ownership investments through inspections, repairs, and compliance with safety regulations. This role will be onsite at the apartment building, and has the option to live onsite.

Requirements

  • Ability to live on-site and provide on-call support for building emergencies (including evenings, weekends, and holidays as required).
  • Previous experience as a Superintendent or in a building/property management is preferred.
  • Strong organizational skills with the ability to prioritize multiple tasks and respond quickly to urgent situations.
  • Physically capable of performing duties such as cleaning, minor repairs, snow removal, and landscaping.
  • Comfortable with technology for record keeping, email communication, and basic property management systems.
  • Financial responsibility and trustworthiness for handling rent collection and deposits.
  • Valid driver’s license and access to a reliable vehicle (if required for errands, supply runs, or multi-property visits)
  • Flexibility to work independently as well as part of a couple/team environment
  • Conflict resolution and problem-solving skills to address tenant concerns effectively and diplomatically

Nice To Haves

  • Technical training in building operations is an asset.
  • Knowledge of building systems (HVAC, boilers, sprinkler systems, pumps, electrical/mechanical systems) is an asset.

Responsibilities

  • Show and lease available units; collect rent and process applications.
  • Show and lease available units, highlighting features, processing applications, and completing reference checks.
  • Collect, record, and deposit rent payments accurately and on time.
  • Conduct move-in/move-out inspections and ensure compliance with tenancy agreements.
  • Deliver legal notices and maintain accurate tenant and parking records.
  • Respond promptly to tenant inquiries and service requests.
  • Adhere to company policies and procedures; maintain knowledge of tenancy agreements, building rules, and regulations.
  • Maintain building and unit security, including control and distribution of keys.
  • Deliver notices and correspondence to tenants, ensuring compliance with all legal requirements.
  • Accurately maintain parking and locker records; oversee assigned and visitor parking.
  • Perform daily walkthroughs of buildings and grounds to ensure security, cleanliness, and safety.
  • Clean common areas, prepare vacant units, and maintain overall building appearance.
  • Provide year-round grounds maintenance, including seasonal tasks such as snow removal and landscaping.
  • Carry out fire safety procedures in accordance with the Ontario Fire Code (daily, weekly, monthly), ensuring all documentation is accurate and current.
  • Carry out minor repairs and maintain accurate maintenance records for each unit.
