About The Position

This position is for our Eastern, North Carolina jobsites in Washington, New Bern and Carteret County. Reporting to the Sr. Project Manager or VP of Construction, the Superintendent is expected to display proactive resourcefulness in solving, anticipating, and preventing problems with a sense of urgency. The role involves reading and understanding plans and specifications, building high-quality homes by managing trade contractors and holding them accountable to contracts, and motivating them to meet Homes by Dickerson’s standards. The Superintendent must demonstrate the ability to manipulate construction schedules to complete jobs safely, on time, and on budget, communicate with management to cut building costs, and resolve complications. Professional interaction with clients, setting proper expectations, and promoting company communities and standards are also key. The position requires attending seminars, training sessions, and company meetings on production-related subjects. Key accountabilities include managing individual job sites (maintaining cleanliness, silt fence, accessibility, finished homes, and safety), general neighborhood upkeep, material management (checking deliveries, managing requests, scheduling returns), and handling the PO system, budget, and invoices (issuing POs, monitoring budget, approving invoices). The Superintendent is also responsible for inspecting all phases of construction for quality, compiling and completing pre and post-orientation punch lists, managing day-to-day activities to ensure timely job completion, overseeing municipality inspections, demonstrating knowledge of high-performance home construction, consulting with engineers, architects, and designers on design problems, and pricing and expediting customer change orders.

Requirements

  • 2 to 5 Years of Construction Management Experience
  • High School Diploma or Equivalent Required

Responsibilities

  • Build high quality homes through the management of trade contractors, holding trades accountable to their contracts for service.
  • Motivate trade contractors and suppliers to achieve the level of quality and performance required to meet Homes by Dickerson’s standards.
  • Demonstrate the ability to manipulate a construction schedule to effectively complete the job safely, on time and on budget.
  • Communicate with management to cut building costs and resolve current and future complications.
  • Demonstrate the ability to work with clients in a professional manner.
  • Set proper expectations and display an awareness of construction to ensure client confidence.
  • Promote and have knowledge of other Homes By Dickerson communities, initiatives and standards.
  • Attend seminars, training sessions, and company meetings on production related subjects.
  • Manage individual job sites.
  • Maintain a clean job site.
  • Hold trade contractors accountable for a clean and orderly job site.
  • Police lot and interior of home as required maintaining orderly and clean site.
  • Inspect silt fence daily and repair minor damage immediately.
  • Schedule repairs as required to maintain silt fence integrity.
  • Document trade damage and create a framework of accountability for trade contractors and vendors.
  • Maintain accessibility to homes for agents, customers and inspectors.
  • Walk boards.
  • Adequate and maintained signage.
  • Adequate steps providing safe access through at least one entrance.
  • Maintain finished homes.
  • Keep landscape fresh (mowed lawn, beds weeded, fresh pine straw/mulch, etc.).
  • Interior cleanliness, appearance (clean floors and countertops, bulb replacement etc.).
  • Exterior polish (power washing, clean porches, sweep walks, clean windows, etc.).
  • Maintain job site safety.
  • Complete regular log reports to be submitted weekly.
  • Enforce OSHA rules.
  • Personally follow OSHA and company safety standards.
  • Keep neighborhoods presentable to homeowners, agents and potential customers.
  • Schedule street cleaning when required.
  • Maintain Homes by Dickerson lots that are not yet under construction.
  • Manage common areas.
  • Check in major deliveries, including material counting.
  • Manage fill in order requests from trade contractors, including expediting delivery and validating orders.
  • Schedule material returns in a timely manner.
  • On a weekly basis select a random return to audit for accuracy.
  • Issue purchase orders for all material and labor upon initial ordering or scheduling.
  • Issue variance purchase orders for all material and labor outside of the budget line items. All variance purchase orders must have a dollar value included.
  • Assign VPO’s to each return.
  • Monitor individual project budget line items, notifying the project manager of anticipated overruns and/or problems.
  • Review, vet and approve invoices as required by accounting in the allotted time frame.
  • Inspect all phases of construction for quality, per plans and specifications.
  • Adjust and provide feedback on design and details that do not meet Homes by Dickerson’s standards.
  • Compile, schedule and complete pre and post orientation punch lists (starting at front elevation continuing through attic).
  • Pre-orientation punch list is required to be complete prior at time of trim outs.
  • Post-orientation punch list is required to be complete prior to closing.
  • Demonstrate the ability to manipulate a construction schedule while managing the day-to-day activities to effectively complete the job on time.
  • Provide appropriate lead times for individual trade contractors and vendors.
  • Regularly and consistently follow up with trade contractors and vendors, communicating schedule changes and appropriate job information, including red line plans, specification sheets and change orders.
  • Always know the status of specific jobs.
  • Manage all municipality inspections; including knowledge of what inspections are required and when.
  • Understand scheduling requirements for these inspections.
  • Make sure the job site is ready for inspections; including having inspection set of plans on site.
  • Demonstrate the ability to distinguish and prioritize critical and urgent job planning and for specific jobs.
  • Demonstrate knowledge and the implementation of the various components included in our construction of building high performance homes.
  • Consult with engineers, architects, and designers on design problems.
  • Price and expedite appropriate level of customer change orders.
