About The Position

Southwest Value Partners (SWVP), a privately held real estate investment company, is seeking a talented Sr. Investment Analyst to join its team. SWVP invests in and develops institutional quality real estate in growth markets throughout the United States. SWVP has a disciplined, high-energy approach to asset acquisition, development, operating execution, value creation, and disposition. The Sr. Investment Analyst is responsible for performing a wide range of complex analytical, valuation and financial modeling analyses utilizing a high level of quantitative, analytical and communication skills. Additionally, the Sr. Investment Analyst will support the senior management team through preparation of high-quality presentation materials. Ensuring quality work is delivered in a timely and professional manner and communicating effectively with both internal personnel and external third parties will be key. The environment at SWVP is fast-paced and dynamic, and the Sr. Investment Analyst will need to work well both independently and in a group setting. The Sr. Investment Analyst will report to the Director of Finance.

Requirements

  • Bachelor’s degree in related field required.
  • Minimum of 5 years relevant experience, 3 within a finance-focused role.
  • Proficient with MS Office; expertise in Excel.
  • Excellent financial modeling skills.
  • Strong verbal and written communication skills.
  • Understands the concepts of finance, accounting, capital markets and credit.
  • Ability to handle a large volume of work, effectively work under pressure and meet deadlines.
  • Ability to assume high level of responsibility as a member of a team.
  • Self-motivated, detail-oriented, accurate, reliable and flexible.
  • Ability to work independently with minimal direction.
  • Ability to communicate effectively, work well with a diverse group of business individuals within the company, and confidently interface with people outside the company.
  • Proven ability to maintain confidentiality with sensitive information.

Nice To Haves

  • Big 4 or Large Regional/CPA background a plus.
  • CPA or CFA certification a plus.
  • Real estate experience a plus.
  • Argus experience a plus.

Responsibilities

  • Independently build and understand complex financial models, applying a deep understanding of financial concepts and metrics including discounted cash flow, internal rate of return, and multiple on invested capital.
  • Perform in-depth market research and analysis related to multiple variables, including buy/sell factors, construction/development scenarios, “what-if” scenarios, exit scenarios, up-sides and down-sides.
  • Work closely with Legal and Construction teams, reviewing contracts, agreements, loan documents, offering materials, leases, etc.
  • Anticipate needs and understand priorities based on specific situations and proactively communicate with team members on status and prioritization of projects.
  • Develop an understanding of industry developments and trends with supporting analysis that enhances the company’s initiatives.
