Requirements

  • A minimum of eight (8) years of direct project management experience in the Building Construction Industry is preferred.
  • Strong verbal and written communication skills are essential, with the ability to convey technical material to a non-technical audience.
  • Travel will vary based on project assignments, with projects potentially located outside of assigned geography.
  • Proficiency in Microsoft Project Scheduling software and financial accounting systems is required.
  • Strong personal computer skills in MS Office (Excel, Word, PowerPoint, Project), Adobe Writer, Visio, and basic Windows environment.

Nice To Haves

  • Management experience with projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems is desired, with HVAC being highly preferred.
  • A Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, or Architecture, or an Associate’s Degree with equivalent work-related experience is preferred.
  • PMI/PMP Certification is also preferred.

Responsibilities

  • Serves as a vital contributor within the Building Solutions North America business at Johnson Controls, leading significant HVAC Controls construction projects in the Indiana market and at customer sites on a daily basis.
  • Ensures the profitable execution of assigned BAS Complex Projects.
  • Collaborates with Owner and contractor sales managers, branch installation managers, and other teams to provide early sales support activities in the TAS and development process, offering insights on strategy, vendor/partner selection, scope enhancements, value engineering, risk assessment, and more.
  • Ensures the accuracy, timeliness, billing, budget adherence, and scope compliance of assigned projects, while maintaining positive cash flow and actively pursuing change orders.
  • Complies with state, local, and federal legal requirements, alongside upholding the highest ethical standards.
  • Adheres to safety standards for all Johnson Controls staff and subcontractors.
  • Follows established project management procedures that balance customer satisfaction with project financial outcomes.
  • Acts as the primary internal leader for execution teams on assigned projects, providing direction to various internal and external teams as needed for successful equipment project execution.
  • Develops and executes project schedules according to plan.
  • Interacts, schedules, coordinates, and collaborates with Project Engineers and System Application Engineers for project delivery requirements.
  • Evaluates the contractual scope of work and addresses the impact of client-issued bulletins, field directives, and/or scheduling changes to support timely and cost-effective project delivery.
  • Actively seeks additional work through change orders, performs associated cost estimates, prepares proposals, and negotiates final settlement prices and customer acceptance.
  • Manages company technical resources and subcontractors, overseeing costs, billings, and collections to maintain profitability goals and positive cash flow through timely and accurate project billings.
  • Reviews and interprets contract Terms and Conditions.
  • Analyzes financial reporting systems and project schedules to proactively address potential issues.
  • Effectively communicates project progress, issues, and financial statuses to management as required.
  • Manages risk and establishes project recovery plans when necessary.
  • Resolves disputes with minimal escalation.
  • Prepares and issues subcontracts while ensuring project document controls comply with contract requirements and JCI standards.
  • Oversees project construction for compliance with specifications, local codes, and installation techniques.
  • Manages the selection, ordering, and delivery schedule of materials to ensure adequate procurement while considering manufacturing lead time.
  • Develops and maintains strong long-term relationships with customers, consultants, prime contractors, and subcontractors.
  • Attends job progress meetings as required to ensure subcontractors understand project expectations.
  • Coordinates with HVAC Sales & Operations Managers, Construction Management Services, HVAC Installation Manager, Systems Team Leader, Service Operations Manager, and/or Branch Mechanical Project Team Leader for resource allocation to meet project objectives.
  • Ensures any engineering and commissioning performed by the field team aligns with established standards.
  • Facilitates the escalation of product-related issues.
  • Assists the Area Management Team and/or sales in project development efforts.
  • Coordinates customer training requirements.
  • For select bundled projects, interacts with and directs Truck Based teams assigned to projects under control.
  • Self-performs sales support activities early in the audit process, providing input on vendor/partner selection, scope enhancements, value engineering, risk assessment, etc.
  • Self-performs cost estimating, project scheduling, and project management of assigned projects.
  • Develops and maintains Microsoft project schedules.
  • Travels up to 25% into surrounding markets.
