About The Position

The Service Associate prepares vacant apartment homes for move-in, ensures established standards are met, and completes apartment turns in a timely manner. The position may also assist with pool maintenance and grounds keeping when needed. The role reports to the Community Manager and Lead Maintenance Technician and has no supervisory responsibilities.

Requirements

• High school diploma or equivalent preferred.
• Hold certifications required by state and local jurisdictions.
• Be skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
• Be able to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs, and other aspects of apartment make-ready work as needed.
• Demonstrate the ability to diagnose mechanical, electrical, or other malfunctions and make repairs or correct problems.
• Be able to use common sense and understanding to carry out instructions and plans.
• Possess excellent interpersonal skills to interact with vendors, contractors, clients, and employees at all levels.
• Be able to read and write in English to understand diagrams, meters, and instructions.
• Have basic knowledge of Fair Housing Laws, OSHA requirements, and EEOC.
• Supply own tools.

Responsibilities

• Prepare vacant apartment homes for move-in.
• Review the make-ready board and follow direction from the Community Manager and/or Maintenance Manager to determine work needed on apartment homes.
• Complete repairs and replacements needed to make units occupiable, as outlined on the make-ready checklist.
• Apply touch-up paint or full paint to apartment interiors and exteriors as needed.
• Remove trash from apartment homes before, during, and after make-ready work.
• Inspect completed apartments and schedule necessary follow-up work before designating a unit as ready.
• Assist with pool maintenance and grounds keeping when needed.
