Service Associate - Make Ready
About The Position
The Service Associate prepares vacant apartment homes for move-ins, ensures established standards are met, and completes apartment turns on time. When needed, the role also assists with pool maintenance and groundskeeping. The position reports to the Community Manager and Lead Maintenance Technician and does not supervise others. The Service Associate reviews the make-ready board and follows direction from the Community Manager and/or Maintenance Manager to determine work needed. The role completes repairs and replacements identified on the make-ready checklist, performs touch-up or full painting as needed, removes trash throughout the make-ready process, and inspects completed apartments. Any required follow-up work must be scheduled before a unit is designated “Ready.”
Requirements
- High school diploma or equivalent preferred.
- Hold certifications required by applicable state and local jurisdictions.
- Be skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
- Be able to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs, and other facets of apartment make-ready work as required.
- Demonstrate the ability to diagnose mechanical, electrical, or other malfunctions and make repairs or correct problems.
- Apply common sense and understanding to carry out instructions and plans.
- Possess excellent interpersonal skills for interactions with vendors, contractors, clients, and employees at all levels.
- Be able to read and write in English to understand diagrams, meters, and instructions.
- Have basic knowledge of Fair Housing Laws, OSHA requirements, and EEOC.
- Supply own tools.
Responsibilities
- Prepare vacant apartment homes for move-in.

- Apply touch-up and full paints as needed to apartment-home interiors and exteriors.
- Remove trash from apartment homes before, during, and after make-ready activity.
- Inspect completed apartment homes and schedule necessary follow-up work before designating a unit as “Ready.”
- Assist with pool maintenance and groundskeeping when needed.
