About The Position

Mon Ami Real Estate is seeking a Senior Property Manager to be the operational owner of their commercial assets, including retail, office, industrial, and mixed-use properties. This role involves managing day-to-day performance with an owner's mindset, focusing on tenant retention through professional and reliable property management. It is a hands-on position requiring direct involvement in property operations, financial analysis, and tenant relationships. The Senior Property Manager will be responsible for tasks such as property walkthroughs, managing CAM reconciliations, and ensuring the accuracy of financial reporting to build trust with the Asset Management team.

Requirements

  • 3+ years of commercial property management experience with direct, hands-on responsibility for CAM reconciliations, lease administration, and tenant relations.
  • Proven experience with CAM reconciliations, including tracking eligible expenses, building year-end statements, and handling tenant inquiries.
  • Working knowledge of commercial lease structures (NNN, Modified Gross, and Gross) and their operational components.
  • Financial literacy, including the ability to build operating budgets, read commercial P&Ls, and understand the impact of daily decisions on NOI.
  • Yardi proficiency preferred; strong MRI or AppFolio experience will be considered.
  • An operator mindset suited to a lean, entrepreneurial environment, comfortable without extensive institutional support.
  • Regular travel across the portfolio as needed.

Nice To Haves

  • BS degree in Finance, Accounting, Real Estate, or similar business-related field, or equivalent experience/education.
  • RPA or CPM designation or in process.
  • Familiarity with the Chicago commercial market.
  • Experience supporting asset dispositions.
  • Exposure to mixed-use (commercial + residential) assets.

Responsibilities

  • Manage day-to-day operations of assigned commercial properties, including rent collection, work orders, tenant and vendor relationships, and financial reporting.
  • Review monthly aging reports and initiate collection efforts.
  • Track CAM-eligible expenses throughout the year, prepare accurate year-end statements, and justify numbers to tenants.
  • Examine and analyze property operating statements and budgets, ensuring data and reporting accuracy.
  • Manage lease abstraction and administration, including base rent, expirations, renewal options, CAM obligations, TI allowances, and other lease terms, ensuring data is current in Yardi.
  • Initiate commercial lease renewals 6–12 months ahead of expiration, including market comp analysis and pricing recommendations.
  • Interface with the leasing team and prospective tenants.
  • Coordinate tenant improvements and CapEx during value-add work, managing contractor access, timeline tracking, and escalating scope or cost issues.
  • Conduct monthly property walkthroughs and maintain professional, business-to-business tenant communication.
  • Develop annual operating budgets for assigned assets and prepare monthly PM reports.
  • Support new-property onboarding and disposition processes, including walkthroughs, lease information, CAM history, and maintaining a clean data room for asset exits.
