About The Position

Charles Perry Partners, Inc. (CPPI) is hiring a Senior Project Manager for its Fort Myers team to lead complex healthcare construction projects from preconstruction through final closeout. The role oversees project execution, financial performance, scheduling, quality control, safety, and client satisfaction while ensuring compliance with contractual requirements and CPPI standards. The Senior Project Manager provides strategic direction for project delivery, builds relationships with owners and project partners, manages risks, and resolves complex challenges. The role ensures compliance with applicable building codes, healthcare construction standards, and AHCA regulations, and provides leadership and mentorship to project managers, project engineers, and other team members. It also supports business development, preconstruction, and overall project success. Healthcare construction experience is required; experience managing AHCA-regulated projects is strongly preferred.

Requirements

Authorized to work in the United States without current or future visa sponsorship.
Valid driver's license.
Bachelor's degree in Construction Management, Construction Science, Engineering, Architecture, or a related field from an accredited university; equivalent relevant experience may be considered.
At least 10 years of progressive construction project management experience, including leadership of complex commercial construction projects.
Demonstrated experience managing healthcare construction projects, including project budgets, schedules, contracts, and subcontractor performance.
Ability to lead multidisciplinary project teams, mentor project staff, and manage multiple priorities.
Financial acumen in budgeting, forecasting, cost control, cash flow management, and project profitability.
Strong understanding of construction contracts, risk management, procurement, and change order administration.
Thorough knowledge of construction means and methods, building codes, permitting, and applicable regulatory requirements.
Excellent verbal and written communication, negotiation, and client relationship management skills.
Strong analytical, organizational, and problem-solving abilities.
Ability to make sound decisions, resolve complex project issues, and implement effective corrective actions.
Proficiency in Microsoft Office, Microsoft Project, and construction project management software.

Responsibilities

Provide overall leadership and accountability for assigned healthcare construction projects from preconstruction through final closeout.
Establish project objectives, execution strategies, budgets, schedules, and quality expectations.
Oversee project managers, project engineers, superintendents, and other assigned personnel.
Monitor project progress, identify performance gaps, and implement corrective actions to maintain schedule and budget commitments.
Coordinate with preconstruction, estimating, operations, and executive leadership on project planning and delivery.
Oversee procurement strategies, subcontractor selection, and long-lead material planning.
Manage project financial performance, including budgets, cost projections, forecasting, cash flow, and profitability.
Review financial reports, cost trends, commitments, and potential exposures; communicate material variances, risks, and mitigation strategies to senior management.
Oversee owner contracts, subcontract agreements, change orders, pay applications, and other contractual documentation.
Evaluate and manage contractual, scope, schedule, and cost risks.
Ensure timely and accurate processing of owner payment applications, subcontractor invoices, and vendor payments.
Monitor subcontractor and vendor performance for compliance with contractual requirements and project expectations.
Ensure healthcare projects comply with building codes, contract requirements, AHCA regulations, and other governing standards.
Coordinate with owners, architects, engineers, consultants, inspectors, and regulatory authorities on approvals and inspections.
Oversee project documentation, submittals, RFIs, permitting, and regulatory coordination.
Identify healthcare-specific construction risks and coordinate mitigation strategies.
Ensure required quality control procedures, inspections, testing, and documentation are completed throughout the project lifecycle.
Oversee applicable ODP, LEED, and other project-specific program requirements.
Serve as a senior point of contact for owners and key project stakeholders; lead project meetings, executive updates, and critical project discussions.
Manage client expectations, resolve escalated issues, and develop solutions that support long-term relationships.
Coordinate with project partners and internal teams to resolve design conflicts and construction challenges.
Mentor and develop project personnel, promote accountability and collaboration, and provide guidance on project planning, financial management, contract administration, risk mitigation, and stakeholder communication.
Identify opportunities to improve project delivery processes, operational efficiency, and team performance.
Support resource planning, workload coordination, and staffing needs across assigned projects.
Collaborate with senior leadership on business development, client relationship management, preconstruction planning, and pursuit strategies.
Oversee project quality control plans and compliance with CPPI standards and contractual requirements.
Promote a proactive safety culture and ensure project teams address hazards and follow established safety procedures.
Monitor schedule performance, quality concerns, and subcontractor compliance, implementing corrective actions when necessary.
Oversee substantial completion, commissioning coordination, punch lists, owner training, and final project closeout.
Ensure warranty obligations, post-occupancy issues, and outstanding deficiencies are addressed promptly.
Maintain accurate project records and comply with CPPI policies, procedures, documentation standards, and reporting requirements.
Participate in ongoing professional development and perform other duties as assigned.
