About The Position

Rudin seeks a Senior Project Manager, MEP/LV Construction Oversight, to serve as the owner/developer’s technical and execution oversight resource for mechanical, electrical, plumbing, and low-voltage construction. The role monitors and evaluates construction manager, general contractor, and trade contractor field activities to ensure work follows contract documents, approved submittals, schedule requirements, safety standards, quality expectations, and applicable codes and inspection requirements. Working in support of the project manager, the Senior Project Manager identifies risks early, drives resolution of field issues, and supports decisions that protect scope, cost, and schedule. The position oversees MEP-LV coordination, constructability, schedule and progress, workmanship and inspection readiness, safety and code compliance, scope and cost risks, documentation, and closeout. It coordinates with owner stakeholders, the design team and A/E, construction teams, property management, and commercial interiors. The role also participates in design meetings from basis of design and concept through schematic design, design development, construction documents, and issued-for-construction documents, and serves as a technical resource on complex MEP-LV system issues.

Requirements

  • 15 or more years of experience in commercial and residential construction, with substantial MEP-LV execution exposure, preferably mechanical or electrical, and/or engineering or construction management experience.
  • Bachelor’s or master’s degree in mechanical or electrical engineering or a closely related field, or equivalent experience.
  • Demonstrated ability to evaluate field execution quality, scheduling logic, and construction coordination outcomes.
  • Strong working knowledge of applicable NYC electrical, mechanical, plumbing, and fire protection codes and standards.
  • Knowledge of construction document control, including specifications, drawing interpretation, approved submittals, and revisions.
  • Knowledge of typical inspection, commissioning, and TAB workflows for MEP-LV systems.
  • Proven track record identifying execution risks and driving timely resolution through subcontractors and construction managers.
  • Strong communication skills and ability to write clear oversight reports and escalation items.
  • Excellent communication skills, including the ability to explain complex technical issues to nontechnical audiences such as ownership, senior leadership, and tenants.
  • Proficiency with AutoCAD, Bluebeam, and standard project management tools; familiarity with BIM/Revit workflows.

Nice To Haves

  • New York Professional Engineer (PE) license in mechanical or electrical engineering.
  • Owner’s representative, development, or capital projects experience in a construction management field or trade oversight role.
  • Experience on complex projects.
  • Experience with construction management platforms and coordination workflows, such as Procore/BIM 360 and 3D coordination processes.

Responsibilities

  • Review construction manager execution plans for MEP-LV scope coverage, sequencing, staffing, and trade coordination.
  • Verify that the construction manager enforces contract requirements for drawings, specifications, approved submittals, and field compliance.
  • Monitor MEP-LV coordination, including coordination drawings and models, conflict resolution, RFIs, and submittal workflows.
  • Ensure installation sequencing supports critical-path work, including rough-in, equipment setting, closeups, and inspections.
  • Observe and participate in BIM coordination.
  • Track MEP-LV progress against milestones and look-ahead plans; assess impacts to the critical path and turnovers.
  • Identify schedule slippage drivers, including procurement, design clarifications, access and logistics, and coordination failures, and require construction manager recovery plans.
  • Monitor readiness for rough and final inspections and owner-required quality hold points.
  • Review field test plans and ensure commissioning, LEED, and advanced commissioning are planned and executed by the construction manager, commissioning agent, and relevant subcontractors.
  • Confirm construction manager adherence to site safety requirements and that MEP-LV work complies with safety procedures and applicable regulations; escalate concerns and ensure corrective actions are documented and closed.
  • Identify MEP-LV scope gaps, change-order drivers, and productivity or cost risks; validate that proposed changes are tied to contract deviations such as design changes, missing scope, or code requirements.
  • Validate that processes are in place to coordinate NYC DOB MEP-LV permit applications, inspections, sign-offs, and TCO/CO requirements.
  • Ensure the construction manager maintains required daily reports, inspection logs, submittal and status records, RFI logs, drawing revision logs, and closeout deliverables.
  • Monitor closeout readiness, including as-builts and record drawings, O&M manuals, startup and commissioning documentation, warranties, and punch-list management.
  • Coordinate with owner stakeholders and the design team/A/E when execution issues require owner decisions or design clarifications.
  • Participate in owner, design team, and construction manager meetings, focusing on MEP-LV execution performance and risks.
  • Participate in design meetings to establish the basis of design and develop Concept, SD, DD, CDs, and issued-for-construction documents.
