The Senior Project Manager is responsible for planning and overseeing projects to ensure they are completed on time, on budget and within the project scope. You will plan and designate resources, compare estimated budget to ongoing budget, monitor progress and keep stakeholders informed throughout the project lifecycle. The Senior Project Manager oversees the portfolios of all Project Managers ensuring profitability and long-term customer relations. The Senior Project Manager may be responsible to supervise and lead other project staff in partnership with the Branch Manager.

Requirements

  • Minimum 7+ years’ experience in a Project Management role with commercial construction or building supply distribution, specifically with building openings (doors, frames, and hardware). This is crucial as the pay varies and extendable depending on Division 8/10 experience and knowledge.
  • Proven ability to apply technical knowledge and code requirements associated with production and review of technical drawings
  • Knowledge and experience in commercial construction or building supply distribution

  • Experience managing multiple construction projects varied in size and scope

Responsibilities

  • Oversee all aspects of projects over the entire project life cycle (initiate, plan, execute, control, close) preparing and maintaining detailed documentation as required
  • Participate in regular meetings with Project Managers overseeing the documentation and project status reports, progress, and risks (includes schedules and financials)
  • Monitor team dynamics and accountability related to deliverables
  • Ensure cERP, eMullion and Groupware are current
  • Review and confirm accuracy of project estimates, contracts, and notes; communicate inconsistencies to the Senior Project Manager
  • Understand and manage risks of project
  • Select technical team members and communicate responsibilities
  • Select suppliers and any pre-negotiated discounts/terms
  • Identify installer and installation requirements
  • Set project schedule and identify deliverables and critical dates
  • Review and manage all estimated costs, project opportunities and profitability targets
  • Identify any special billing requirements for the base contract (ie. Based on floor milestones)
  • Review and prepare all contemplated change notices (approvals by SPM)
  • Communicate quoted change notices to the customer and obtain sign off
  • Ensure customer is billed on time in accordance with contract terms, including any approved change notices or extras
  • Respond to customer inquiries on billing and resolution of issues proactively
  • Obtain accurate site dimensions
  • Ensure appropriate shop drawings and/or schedules are approved within specific timelines
  • Order required materials to be delivered on time and inspect to make sure they are undamaged
  • Liaise with suppliers to ensure goods are fabricated and itemized within scope, timeline, and budget
  • Proactively and professionally communicate any changes to product scope, budget, timeline, and scheduling, etc. to all stakeholders
  • Work closely with customers to ensure products are being installed accurately and within the scheduled timelines
  • Attend site meetings when required
  • Ensure projects are completed based on CP Distributors established systems and procedures
  • Review billing is complete according to base contract, including change notices and extras to the original contract
  • Resolve any product/install deficiencies proactively
  • Review overall project with team members to identify what worked well and where improvements can be made
  • Assist with collections on delinquent projects as needed
  • Lead, organize and detail biweekly PM meetings with minutes, speakers and other depts
  • All pricebook updates / supplier updates to be distributed/communicated to required depts - follow ups may be required
  • Vendor meetings/drops in to be organized and attendance supported
  • Work with BM to assign projects/workload
  • Training involvement with staff on processes/procedures
  • Interview participation may be required
