Join StructureCare, where your work keeps everything standing. GENERAL DESCRIPTION: The Sr. Project Manager is a senior level position reporting to the Project Executive, National Accounts. The role pairs disciplined estimating and multi-year capital planning with hands-on project management across a national portfolio. The position owns the numbers and the plan. It is responsible for translating engineering assessments into rough order of magnitude estimates, opinions of probable cost, project phasing, and the schedule required to bring each structure to a safe baseline and maintain it over time. Where StructureCare has no local coworkers, this individual is directly responsible for the job sites, including monthly financials. Where local teams are in place, this individual is responsible for understanding the scopes, providing guidance, and driving quality outcomes, while territory leadership remains accountable for project results. A defining feature of the role is field-validated estimating. The Senior Project Manager / Estimator brings the execution experience that converts engineering scope into a realistic, buildable, and accurately priced plan. This individual anticipates the conditions that drive cost variance, such as partial-depth repairs that become full-depth once sound concrete is reached, supplemental reinforcing, permitting, and the logistics of phased work in an operating structure.

Requirements

  • Relevant college degree required (engineering, construction management, or a related field preferred).
  • 8 to 10 years of progressive experience in project management, estimating, and construction planning.
  • Estimating experience is a hard requirement, including quantity-based estimating, opinions of probable cost, and the development of hard costs, soft costs, and general conditions.
  • Demonstrated strategic planning ability: building plans, making educated assumptions, and exercising foresight in scoping and sequencing work, not solely producing estimates.
  • Ability to read and interpret engineering assessments, drawings, and details for the purpose of quantity takeoff and pricing.
  • Strong problem solving, negotiation, and business management skills.
  • Ability to work independently and to influence cross-functional teams without direct authority.
  • Experience with the following software systems and types: SAP, Google Drive, Microsoft Office, and Bluebeam. CRM (Salesforce) familiarity preferred.
  • Accurate and concise written and verbal communication skills.
  • Flexibility in a fast paced, evolving work environment.
  • Valid state driver’s license and acceptable motor vehicle record. Minimum insurance requirements to be fulfilled per vehicle allowance policy.

Nice To Haves

  • Concrete restoration and waterproofing experience is preferred but secondary to general construction management, estimating, and planning experience.
  • CRM (Salesforce) familiarity preferred.

Responsibilities

  • Develop conceptual estimates and opinions of probable cost for current and future capital improvements based on annual engineering assessments.
  • Translate structural engineering assessments, quantity takeoffs, and preliminary design details into complete, constructible, and accurately priced project plans.
  • Develop and manage all estimate components, including quantities, direct costs, indirect costs, permitting, traffic control, and project general conditions.
  • Identify and account for construction variables that impact cost, including concealed conditions, repair depth escalation, supplemental reinforcing requirements, and system-specific repair complexities.
  • Collaborate with preferred partners and vendors to validate pricing, scope assumptions, and market conditions.
  • Verify engineering scopes through field evaluation and practical construction expertise to ensure estimates accurately reflect execution requirements.
  • Maintain overall responsibility for the national accounts project portfolio schedule.
  • Develop project phasing, logistics strategies, and multi-year capital improvement plans designed to establish and sustain safe, serviceable structures.
  • Coordinate project transitions to local Project Managers and engineers following approval of annual capital plans.
  • Serve as the responsible Project Manager for locations without local StructureCare personnel, ensuring projects are executed in accordance with contractual, technical, quality, and financial objectives.
  • Support local project teams by providing scope guidance, technical expertise, and quality oversight while maintaining alignment with project goals.
  • Conduct field inspections and validate scopes of work as required.
  • Oversee site logistics, subcontractor performance, and project execution to meet or exceed client expectations.
  • Participate in project meetings and stakeholder communications as needed.
  • Prepare monthly forecasts and oversee project financial performance for directly managed projects.
  • Monitor expenditures against approved capital budgets, proactively identifying and communicating variances.
  • Manage project cash flow through accurate invoicing and timely collections.
  • Develop and maintain a qualified network of preferred partners capable of supporting portfolio-wide project requirements.
  • Partner closely with the Preferred Partner Manager to support the evaluation and management of vendor relationships.
  • Leverage portfolio purchasing power to secure favorable pricing, resource availability, and scheduling advantages.
  • Develop, quantify, price, and support internal approval of change orders, including all required documentation.
  • Execute subcontractor Statements of Work and change order agreements.
  • Track and report change order impacts against project and capital budgets.
  • Provide the Project Executive with the cost analysis and supporting rationale necessary for client-facing change order discussions.
  • Partner with Field Engineers, Structural Engineers, and Client Service Managers on scope development, estimating, and technical project matters.
  • Contribute to the advancement of organizational estimating and project execution capabilities through active knowledge sharing and mentorship.
  • Provide regular updates to management regarding project status, risks, financial performance, and operational impacts.
  • Maintain accurate project documentation, including meeting minutes, correspondence, logs, transmittals, and reports.
  • Pursue continuous professional development to strengthen technical expertise and support organizational growth.

  • Represent the company at meetings, cross-functional initiatives, industry events, and seminars as required.
  • Support research and development efforts and participate in special projects as assigned.
