About The Position

CoStar Group is a leading global provider of commercial and residential real estate information, analytics, and online marketplaces, and 3D digital twin technology. Matterport, a CoStar Group brand, is transforming the built world through its pioneering 3D digital twin and AI-driven spatial data platform. This role focuses on owning the positioning and go-to-market strategy for commercial real estate and new home construction industries. The Senior Product Marketing Manager will be responsible for defining distinct audiences within commercial real estate (owners, operators, asset managers, brokerages) and shaping the positioning for new home construction (homebuilders, developers, residential contractors). While the Director of Product Marketing handles marketplace partnerships like LoopNet, this role will execute the industry marketing that supports these relationships, including buyer research, positioning, and sales enablement materials. The position requires deep industry knowledge and the ability to be seen as a peer by industry professionals. The role is based in Arlington, Virginia, and requires in-office presence Monday through Friday.

Requirements

  • Bachelor's degree from an accredited, not-for-profit, in-person university or college.
  • 8+ years of career experience.
  • 6+ years in B2B product marketing, industry marketing, or vertical marketing.
  • At least three years marketing to a defined industry audience rather than to a product category.
  • Direct experience marketing to the commercial real estate industry (e.g., owners, operators, asset/property management, brokerages, CRE data/analytics, or related technology).
  • A working understanding of how commercial property is bought, financed, leased, and managed, including budget holders at each stage.
  • Demonstrated ability to build positioning based on first-hand buyer conversations, not solely product documentation.
  • A proven record of producing sales material that is utilized by the sales team.
  • Funnel literacy: ability to describe how work has impacted conversion or pipeline with supporting data.
  • Excellent writing skills, with the ability to articulate clear and compelling messages.
  • Comfort managing multiple industries simultaneously with the discipline to prioritize effectively.
  • Practical AI fluency in personal work processes.
  • A track record of commitment to prior employers.

Nice To Haves

  • Experience marketing to homebuilders, developers, or residential construction.
  • Experience marketing to AEC audiences, or to construction and capital projects.
  • Experience working alongside a commercial real estate marketplace, listings platform, or data provider.
  • Familiarity with facilities management, property operations, or building lifecycle audiences.

Responsibilities

  • Own positioning, messaging, and go-to-market for commercial real estate and new home construction.
  • Build a differentiated point of view for each industry, grounded in buyer objectives.
  • Define and differentiate commercial real estate audiences (owners, operators, asset managers, brokerages) with tailored messaging.
  • Execute the commercial marketing plan supporting the LoopNet relationship, aligned with the Director's strategy.
  • Prioritize and sequence product portfolio focus for different quarters.
  • Conduct direct customer and prospect conversations to gather insights and feedback, including contradictory information.
  • Maintain a deep understanding of industry buying processes, decision-makers, budget cycles, and competitive loss reasons.
  • Track competitors within assigned industries and translate findings into positioning and product feedback.
  • Represent Matterport credibly at industry events, trade shows, and association meetings.
  • Develop sales enablement materials, including industry narratives, discovery guidance, competitive positioning, and customer proof points.
  • Collaborate directly with account executives and sales leadership, revising materials based on field feedback.
  • Create compelling customer stories and references for target buyers.
  • Support Demand Generation campaigns with relevant messaging and offers for assigned industries.
  • Take accountability for industry conversion rates, particularly from engaged buyer to qualified opportunity.
  • Drive accountability for deal value, focusing positioning on enterprise-scale buyers.
  • Report on industry performance, analyzing successes and outlining planned changes.
  • Utilize AI in personal workflows for buyer research, competitive monitoring, and content creation, and share best practices with the team.
