About The Position

The Senior Maintenance Tech works with the Director of Maintenance and Environmental Services (DMES) in maintaining our Village at Pine Valley and Pine Valley Assisted Living campuses. The tech renders a variety of general maintenance tasks/repairs, performs cleaning duties, and provides painting services (including area prep).

Requirements

  • Five (5) years experience performing a variety of maintenance activities.
  • At least one year experience in a nursing home environment is preferred.
  • Previous Safety program experience with working knowledge of OSHA; Life Safety Code, Building Code & ANSI.
  • Ability to interpret blueprints, equipment manuals, and building specification manuals (e.g., building codes and Fire Safety codes).
  • Working knowledge of electrical systems, plumbing, carpentry, refrigeration and heating.
  • Ability to communicate fluently in English.
  • Strong interpersonal and supervisory skills.
  • Ability to use a variety of hand tools and equipment associated with carpentry, plumbing, and electrical work.
  • Ability to enter data in computer system accurately; maintain reports, record-keeping, basic math skills.
  • Familiar with Microsoft Office products (Outlook, Word & Excel).

Nice To Haves

  • Trade School certificate preferred, specifically in Electrical or HVAC.

Responsibilities

  • Understand State and Federal Regulations and Procedures, Life Safety Code, Building Code/ANSI.
  • Maintain records in accordance with Life Safety regulations.
  • Accompany officials and inspectors on tours of building and grounds; as well as provide access to areas of the building as directed by DMES, as backup to the DMES.
  • Assist with the recording of all Testing, Drills, and Inspections.
  • Record the results of all tests (e.g., fire drills, emergency power generator).
  • Maintain records of all drills.
  • Initiate corrective steps as needed.
  • Maintain schedules for daily, weekly, monthly, semi-annual, and annual maintenance and for inspections and preventive maintenance.
  • Maintain all records in both written and electronic format.
  • Assist with the monitoring of equipment operations including Fire Alarm System, Energy Management System, etc.
  • Arrange for equipment to be serviced.
  • Record date serviced, work performed, and the next scheduled service date.
  • Assist with the inspection of all areas of the building ensuring the proper functioning of equipment and mechanical devices.
  • Repair machinery/equipment or call companies who have service contracts for mechanical equipment as may be necessary.
  • Inspect completed work for conformance to standards.
  • Conduct rounds of entire building and systems to evaluate needs, and ensure sanitation, safety, and maintenance.
  • Repair or arrange repairs for electrical systems and/or equipment, plumbing, heating, and air conditioning systems.
  • Monitor facility structures; repair/replace areas of deterioration as able or contact outside company.
  • Assure that work/assignment areas are clean and equipment/tools/supplies are properly stored before leaving such areas for breaks or at the end of work shift.
  • Complete work orders in a timely manner.
  • Assist other departments as needed and directed by the DMES.
  • Coordinate and perform resident transportation services, including operating facility vehicles, assisting residents with boarding and exiting, ensuring vehicle safety and cleanliness, and maintaining all required driving credentials.
  • Perform duties as directed by the DMES.
