About The Position

The Senior GIS Analyst transforms spatial, demographic, labor, and real estate data into insights that help Stream professionals and clients make better location and real estate decisions. Working across Stream’s national platform, this individual will lead sophisticated site selection, relocation, workforce, and market analyses while developing compelling maps, dashboards, and visual narratives that support business development, client strategy, and decision-making. This role sits at the intersection of analytics, technology, and storytelling. The successful candidate will combine advanced GIS expertise with strong business judgment and the ability to translate complex analysis into clear, actionable recommendations for brokers, clients, and internal stakeholders. The role reports to the Director of Business and Location Intelligence, collaborates closely with local market teams across the country, and is designed as a remote U.S. position.

Requirements

  • Bachelor’s degree in Geography, GIS, Urban Planning, Economics, Data Analytics, or a related field; equivalent experience will be considered.
  • 5+ years of progressively responsible experience in GIS, location intelligence, geospatial analytics, or a related discipline.
  • Demonstrated experience leading advanced site selection, market, demographic, workforce, or spatial analyses in a fast-paced, client-driven environment.
  • Experience translating analytical findings into recommendations for business or client audiences.
  • Advanced proficiency in the Esri platform, including ArcGIS Pro, ArcGIS Online, Experience Builder, and Dashboards.
  • Strong experience with site selection, demographic analysis, labor and workforce analytics, and spatial analysis in a client-facing environment.
  • Demonstrated ability to build and interpret suitability models and other multi-variable spatial analyses.
  • Expertise in creating client-ready maps, visualizations, dashboards, reports, and presentations.
  • Ability to work with large, complex datasets from multiple sources and assess data quality, assumptions, and limitations.
  • Strong communication and consulting skills, with the ability to translate technical analysis into clear business recommendations.

Nice To Haves

  • Portfolio or examples of advanced geospatial analysis and data visualization preferred.
  • Experience with Python, ModelBuilder, or other GIS automation tools preferred.
  • Familiarity with commercial real estate, corporate location strategy, economic development, or consulting environments strongly preferred.

Responsibilities

  • Lead complex analyses including site selection, relocation studies, labor and workforce analytics, demographic evaluations, and market assessments.
  • Perform drive-time, distance, trade-area, and origin-destination (OD) analyses to support real estate strategy and client needs.
  • Develop weighted suitability models, spatial scoring methodologies, and other analytical frameworks to identify and compare optimal locations.
  • Integrate and analyze data from Esri, Lightcast, commercial real estate platforms, public data sources, and client-provided datasets.
  • Evaluate data sources, assumptions, and methodologies to ensure analyses are accurate, defensible, reproducible, and appropriate for client use.
  • Produce high-quality maps, dashboards, StoryMaps, reports, presentations, and other client-ready deliverables.
  • Translate analytical findings into clear, visually compelling narratives and recommendations that support leasing, investment, development, and location decisions.
  • Partner with brokers and business teams to determine how spatial insights can strengthen client strategy, pitches, pursuits, and business development.
  • Ensure deliverables are polished, accurate, consistent with Stream’s brand standards, and tailored to the needs of the audience.
  • Serve as a location intelligence advisor to brokers, marketing, research, and other business teams by helping define the analytical question, select the appropriate methodology, and interpret results.
  • Act as a subject matter expert on GIS capabilities, spatial analysis, data sources, and location intelligence methodologies.
  • Consult with stakeholders to scope projects, identify the right analytical approach, and translate technical findings into business value.
  • Contribute strategic perspective on how geospatial intelligence can improve client decision-making and differentiate Stream in the marketplace.
  • Establish and maintain GIS standards, templates, methodologies, and best practices across the national platform.
  • Identify opportunities to improve and automate GIS workflows, analytical models, and recurring deliverables using Python, ModelBuilder, and other tools.
  • Explore and apply AI, automation, and emerging analytical technologies to accelerate research, analysis, and visualization while maintaining appropriate quality controls.
  • Share knowledge, methodologies, and best practices with GIS and analytical resources across the organization.
  • Stay current with emerging tools, datasets, and trends in GIS, location intelligence, commercial real estate, and spatial analytics.
