About The Position

The Senior Development Project Manager leads and manages the design, preconstruction, and construction activities for assigned projects. The role works regularly with Facilities, contractors, designers, engineers, commissioning agents, vendors, Data Center Operations staff, and other QTS stakeholders. It is responsible for coordinating campus development programs and project delivery within schedule, budget, and quality expectations, and for communicating status and recommendations to executive audiences. The position may involve travel up to 25% of the time, and U.S. citizenship is required by law because of federal customer contracts.

Requirements

• Bachelor’s degree in Science or Engineering, or equivalent professional experience.
• At least five years of professional experience in commercial construction practices and procedures, including managing Lump Sum, Construction Management at Risk, and Design Build project delivery methods from conceptual development through procurement and closeout.
• Experience with Microsoft Office, specifically PowerPoint for executive-level program updates and Excel for site program and project budgets.
• Ability to travel up to 25% of the time.
• U.S. citizenship is required by law due to federal customer contracts.

Responsibilities

• Manage multiple projects across campuses and maintain current budgets, schedules, and status reports.
• Prepare and communicate monthly development program and project updates for executive-level reviews, presenting information to support decision-making.
• Work with QTS stakeholders and design and construction teams to create site master development programs, campus design solutions, and capital budgets.
• Manage entitlement and permitting requirements for assigned site projects.
• Implement and manage phased site development plans to meet time, budget, and quality standards, and update campus master plans as conditions change.
• Write scopes of work for design, construction, and commissioning services; participate in procurement and project cost estimates.
• Evaluate and compare pricing proposals for design, construction, and commissioning services.
• Coordinate with strategic procurement on equipment procurement and delivery.
• Ensure appropriate submittals are coordinated with site stakeholders.
• Monitor project budgets and costs to date against overall budgets.
• Establish project schedules and manage teams toward on-time completion.
• Review and approve contractors’ monthly pay applications.
• Review contractors’ change order requests and negotiate pricing.
• Establish site construction security procedures with the site security team.
• Develop product deployment plans and review and communicate them with involved QTS staff.
• Collaborate with Sales Engineers and Product teams on custom solutions for prospective clients within applicable schedules and budgets.
• Build and maintain relationships, serving as a liaison with key QTS stakeholders.
• Represent QTS interests and lead OAC meetings.
• Build relationships that support QTS’s leadership in data center real estate.
• Assist with due diligence for potential new sites as needed.
• Work with the internal development team to improve project management processes and protocols.
