About The Position

As Senior Development Coordinator, you’re the person who keeps things moving from due diligence all the way through construction and delivery, working alongside the Director of Development. This isn’t just a coordination role – it’s a front-row seat to every stage of the development process, working shoulder-to-shoulder with experienced industry leaders. You’re the kind of person who turns chaos into order – documents are accurate, details don’t slip, schedules stay on track, and communication flows cleanly between consultants, municipalities, and internal teams. Requirements

  • A post-secondary degree or diploma in Urban Land Economics, Real Estate, Business, Engineering, or a related field.
  • 2–3 years of direct experience in real estate development, OR 4-5+ years in construction, municipal approvals, architecture or a related field with a desire to transition to the owner/developer world.
  • Self-starter who can identify and complete tasks independently.
  • Ability to manage deadlines and shifting priorities across multiple projects.
  • Team player comfortable working independently when needed.
  • Natural communicator capable of aligning diverse stakeholders.
  • Comfortable in the Microsoft Office suite.
  • Familiarity with the Development and Building permit process (or ability to learn quickly).

Nice To Haves

  • Passion for real estate, complex projects, and shaping vibrant multifamily communities.
  • Familiarity/experience with 4-6 storey wood-frame design coordination.
  • Calgary experience.
  • Experience in Bluebeam, AutoCAD, or MS Project.

Responsibilities

  • Day-to-day project coordination across all phases of development, from due diligence through to completion/occupancy, in close partnership with the Director of Development.
  • Maintain project schedules, milestone trackers, and critical path/action item logs.
  • Participate in meetings with consultants, municipalities, and internal stakeholders; record and distribute clear action items.
  • Read and interpret building progress design drawings, specifications, and contract documents with confidence.
  • Maintain accurate, up-to-date project files, drawing version control, and correspondence.
  • Work closely with Director and internal teams to ensure designs, drawings and specifications are high-quality, market leading, and construction ready.
  • Coordinate communication between Development, Construction, Marketing, and Property Management to keep everyone aligned.
  • Take on other duties, from time to time, as needed to support the team.
  • Track project metrics (unit counts, parking stalls, etc) and audit designs as they progress against approved projections.
  • Prepare inputs to proformas, updating them to reflect design, budget, and schedule changes for Director approval.
  • Track development and construction budgets, consultant contracts, commitments, and expenditures, flagging variances and recommendations for Director review.
  • Review and sign off on consultant invoices ahead of Director review, ensuring accurate cost coding, tracking, and backup documentation.
  • Manage project securities, including Letter of Credit reductions and releases, and recover deposit funds held with municipalities, utility companies and/or vendors.
  • Support the preparation of development reports and executive/investor reporting.
  • Own the preparation and submission of Development Permits, Building Permits, and other utility/regulatory applications; maintain permit and approval tracking across all active projects.
  • Track drawing issuances, and other consultant deliverables against schedule, resolving routine issues alongside Director.
  • Liaise directly with consultants and GC team to ensure drawings are complete and coordinated prior to submission.
  • Ensure consultants respond to municipal review comments promptly.
  • Own the consultant RFP (architects, engineers, planners, surveyors, environmental consultants, and other) process end-to-end: prepare and issue RFPs, review submissions, and deliver proposal comparisons to Director with Director sign-off on selection.
  • Draft and review consultant contracts, scopes of work, and engagement documents.
  • Build strong consultant relationships, tracking scopes, schedules, and deliverables while holding consultants accountable (alongside Director) for quality and timeliness.
  • Lend a hand mentoring more junior teammates as the Calgary office continues to grow.
