About The Position

Own the funnel. Lead the pack. Fill the units. This role leads F&F's centralized leasing team, which includes appointment setters and roving leasing agents, responsible for a portfolio of over 40 properties across San Diego County. The primary goal is to minimize average days vacant. The position involves managing every stage of the leasing funnel, from initial lead scoring to securing signed leases. This is a hands-on role requiring the manager to assist with tours, coach agents in real-time, and actively pursue stalled deals.

Requirements

  • 3+ years of sales management experience with demonstrable results.
  • Proficiency in CRM systems, with the ability to train others and enforce standards.
  • Strong organizational skills to manage dynamic schedules across multiple sites.
  • Valid California driver's license and reliable transportation for travel throughout San Diego County.
  • Effective communication skills, capable of delivering direct feedback.
  • Ability to analyze data, identify problems, and implement solutions quickly.
  • Experience with lease-up or absorption strategy is a plus.

Responsibilities

  • Own the daily tour schedule, optimizing routes geographically to reduce drive time and maximize quality tours per agent.
  • Identify and address schedule gaps, no-show patterns, and operational inefficiencies proactively.
  • Provide direct tour coverage when the team needs backup.
  • Coordinate with property managers and maintenance staff to ensure unit readiness and show-ability.
  • Recruit leasing agent talent and participate in hiring decisions.
  • Manage the onboarding process for new agents, covering property knowledge, CRM usage, tour protocols, and company standards.
  • Develop and maintain scripts, objection-handling guides, and training materials.
  • Conduct ongoing training sessions informed by performance data and call reviews.
  • Shadow agents during tours and provide immediate, constructive feedback.
  • Review agent calls to assess lead handling, follow-up quality, and script adherence.
  • Lead weekly team meetings and one-on-one sessions focused on improving Key Performance Indicators (KPIs).
  • Audit CRM notes to ensure team accountability for documentation standards.
  • Identify and address performance issues promptly, escalating when necessary for formal action.
  • Score leads daily and drive urgency with high-potential prospects.
  • Monitor follow-up cadences and intervene when follow-up slips.
  • Actively pursue stalled tours, incomplete applications, and prospects who have gone cold.
  • Cross-promote leads across the company's portfolio to prevent leads from going cold.
  • Ensure timely collection of late paperwork and deposits to finalize leases.
  • Track daily KPIs, including tours, conversion rates at each funnel stage, and days vacant.
  • Develop intervention plans for agents or properties not meeting targets.
  • Provide weekly field intelligence to Asset Management regarding objections, pricing, and the competitive landscape.
  • Serve as the primary contact for lease-up properties, collaborating with Asset Management on absorption targets.
  • Develop leasing strategies for new lease-up properties.
  • Keep agents informed and focused on lease-up units, amenities, pricing, and concessions.
