About The Position

We are seeking an experienced Roofing Project Manager / Estimator to estimate and manage commercial and multifamily roofing, waterproofing, exterior restoration, and building repair projects from initial site evaluation through final completion. This is a dual estimating and project management role with responsibility for evaluating opportunities, developing accurate estimates and proposals, securing profitable work, and managing awarded projects through successful closeout. The position requires strong technical knowledge of roofing and exterior building systems along with the ability to manage schedules, budgets, field operations, subcontractors, and client relationships. The ideal candidate has extensive experience in commercial or multifamily roofing, waterproofing, or exterior restoration and is comfortable working directly with property managers, HOAs, commercial property owners, and general contractors. This position also offers significant earning potential for someone who can develop client relationships, generate project opportunities, and successfully manage a strong annual project volume.

Requirements

  • 8+ years of experience in roofing, waterproofing, exterior restoration, building envelope, or related construction.
  • Proven experience estimating and managing commercial or multifamily construction projects.
  • Strong knowledge of commercial roofing and reroofing systems, waterproofing, coatings, leak repairs, balconies, decks, and exterior building repairs.
  • Ability to perform site evaluations and develop detailed labor, material, equipment, and subcontractor estimates.
  • Experience preparing scopes of work, proposals, budgets, change orders, and other project documentation.
  • Strong understanding of project scheduling, budgeting, cost control, production tracking, and profitability.
  • Experience working directly with property management companies, HOAs, commercial property owners, or general contractors.
  • Proven ability to manage multiple active projects and opportunities simultaneously.
  • Strong client relationship management, negotiation, and business development skills.
  • Excellent organizational, communication, leadership, and problem-solving abilities.
  • Ability to independently manage projects from initial estimate through final completion.
  • Valid driver's license with the ability to travel to local project sites.

Responsibilities

  • Perform site visits, field measurements, inspections, and evaluations for commercial and multifamily projects.
  • Prepare detailed estimates for roofing, reroofing, waterproofing, deck coatings, exterior restoration, building repairs, tenant improvements, and related construction work.
  • Develop accurate labor, material, equipment, and subcontractor pricing.
  • Prepare proposals, scopes of work, project budgets, exclusions, clarifications, and supporting documentation.
  • Present proposals to clients, negotiate pricing and scope, follow up on opportunities, and help secure awarded work.
  • Manage awarded projects from preconstruction and planning through field execution and final closeout.
  • Develop and maintain project schedules, budgets, procurement plans, and production targets.
  • Coordinate field crews, subcontractors, vendors, equipment, material deliveries, and project logistics.
  • Prepare and manage change orders and ensure additional work is properly documented, priced, and approved.
  • Monitor project progress, workmanship, safety, schedules, costs, and overall profitability.
  • Conduct regular jobsite visits to ensure projects meet established quality and performance standards.
  • Maintain consistent communication with clients throughout the project lifecycle.
  • Track project costs, production, revenue, and financial performance.
  • Identify and resolve field issues, scheduling challenges, and scope changes before they impact project performance.
  • Build and maintain relationships with property managers, HOA representatives, commercial property owners, general contractors, and referral partners.
  • Support business development efforts by identifying new project opportunities and maintaining relationships with existing clients.
