About The Position

We are hiring an experienced Project Manager / Estimator to oversee commercial and multifamily roofing, waterproofing, exterior restoration, and building repair projects from initial site evaluation through final completion. This role is ideal for someone who enjoys both estimating and project management. You'll be responsible for evaluating projects, preparing competitive proposals, securing work, and ensuring successful execution in the field. The position requires strong leadership, client communication, and the ability to manage multiple projects while maintaining quality, schedules, and profitability. In addition to managing incoming opportunities, you'll also build and maintain relationships with property managers, HOA representatives, general contractors, and commercial property owners to help grow the business.

Requirements

  • 8+ years of experience in roofing, waterproofing, exterior restoration, building envelope, or related construction
  • Experience estimating and managing commercial or multifamily construction projects
  • Strong understanding of reroofing systems, waterproofing, coatings, leak repairs, balconies, decks, and exterior building repairs
  • Ability to prepare detailed labor, material, and subcontractor estimates
  • Experience working with property management companies, HOAs, commercial property owners, or general contractors
  • Knowledge of project scheduling, budgeting, change orders, and cost control
  • Strong organizational, communication, and negotiation skills
  • Ability to manage multiple active projects simultaneously
  • Valid driver's license with the ability to travel to local job sites

Responsibilities

  • Perform site visits, field measurements, and project evaluations
  • Prepare accurate estimates for roofing, waterproofing, deck coating, exterior restoration, tenant improvement, and related construction projects
  • Develop labor, material, equipment, and subcontractor pricing
  • Prepare proposals, scopes of work, pricing, exclusions, and project documentation
  • Present proposals, negotiate pricing, follow up with clients, and secure awarded work
  • Manage projects from planning through final closeout
  • Coordinate field crews, subcontractors, vendors, materials, schedules, and change orders
  • Monitor project progress, quality, safety, budgets, and customer satisfaction
  • Maintain regular communication with clients throughout each project
  • Track project costs, profitability, and production
  • Build and maintain relationships with property managers, HOAs, commercial clients, and referral partners
