About The Position

At andCo Hospitality, we believe great vacations turn into great stories, the kind guests tell for years, and sometimes never want to leave. We manage distinctive resort properties across Florida, Colorado, and New Jersey, creating experiences that feel personal, memorable, and thoughtfully run. We're looking for a seasoned, guest-obsessed Resort Manager to lead one of our flagship Kissimmee-area properties, a large-scale, full-service resort with 400+ keys, active Food & Beverage operations, and the operational complexity that comes with a mixed-use environment including HOA and condo-hotel ownership structures. This role is equal parts strategic leader, operational expert, and culture-builder. You'll own the business, inspiring the team, elevating the guest experience, and driving performance across every department. Requirements

  • Have led large-scale resort operations — You've already managed properties of 400+ keys, with full departmental complexity — and you've done it at a high level, not just grown through it.
  • Own F&B from both sides of the P&L — You've had direct accountability for Food & Beverage operations and performance — not just adjacent to it. You understand the levers and know how to pull them.
  • Run a tight operation across every department — Rooms, Engineering, F&B— you bring the same rigor and accountability to every function. Operational discipline isn't a value for you; it's a habit.
  • Use technology to drive results, not just report them — You're comfortable leveraging systems — from PMS and purchasing platforms to reporting tools — to improve efficiency and make faster, smarter decisions.
  • Bring strong financial acumen — Budgeting, forecasting, expense control, financial analysis —you're as comfortable in a P&L conversation as you are on the floor.
  • Hold (or are ready to obtain) a CAM license — A CAM license is required for this role. You have one, or you're fully committed to obtaining it within your first six months.
  • Lead with integrity, calm, and heart — You're confident and approachable, decisive under pressure, and the kind of leader people want to follow. You value DEI and actively build environments where everyone can do their best work.

Nice To Haves

  • Have navigated mixed-use environments — a plus — Experience with HOA or condo-hotel ownership structures is a meaningful differentiator. It's not required, but it matters here.

Responsibilities

  • Own the overall performance of the resort across guest satisfaction, financial results, team engagement, and long-term asset care.
  • Drive revenue, manage expenses, and meet or exceed budgeted goals across all departments. Use financial reports, forecasts, and KPIs to make smart, timely decisions.
  • Partner with corporate leadership to develop and execute operational strategies and annual action plans.
  • Identify opportunities to improve efficiency, reduce costs, and elevate the guest experience.
  • Anticipate challenges and act before they impact operations or service delivery.
  • Provide direct oversight of F&B operations and financial performance.
  • Hold the function to the same standards of excellence as every other department — from guest experience to cost control, staffing models, and service consistency.
  • Ensure the resort consistently delivers safe, clean, welcoming, and well-maintained accommodations and amenities.
  • Monitor guest feedback and turn insights into service improvements. Serve as a brand ambassador — building strong relationships with guests, owners, vendors, and the local community.
  • Recruit, develop, coach, and retain a motivated, service-driven team across Rooms, F&B, Engineering, and all operational departments.
  • Foster a culture of accountability, collaboration, and continuous improvement. Set clear expectations and support professional growth at every level.
  • Maintain strong operational discipline across all functions — housekeeping, engineering, front office, F&B, safety, and inventory.
  • Ensure compliance with all local, state, and federal regulations.
  • Protect resort assets through preventative maintenance, risk management, and system-driven controls.
  • Integrate sustainable practices into daily operations and long-term planning.
  • Promote responsible tourism that respects guests, team members, the community, and the environment.
