About The Position

Helper A is responsible for maintaining the physical integrity of the assigned residential property and helping provide residents, customers, and clients with a safe, clean environment. The role assists the Building Engineer in anticipating, identifying, and resolving property issues, as well as preventing future problems. Effective maintenance supports safety, resident satisfaction, and protection of the property owner's investment. The position is based at Lakeview - The Belmont, 3170 N Sheridan Rd., and is represented by Local 399. The schedule is Tuesday through Saturday, 2 p.m. to 10 p.m., with Sundays and Mondays off. The role works 40 hours per week, with overtime as needed, and requires availability for flexible scheduling any day of the week and on-call emergency response. The starting union rate is $29.39 per hour.

Requirements

High school education or equivalent.
EPA certification.
At least one year of full-time maintenance experience or experience in a related field.
Proficiency with computers and technology systems, including Outlook and Microsoft Suite.
Maintain a personal iPhone or Android smartphone for the company's mobile app.
Knowledge of and compliance with OSHA safety guidelines; wear safety shoes and use goggles, masks, gloves, and other protective equipment as tasks require.
Ability to work independently and as part of a team, communicate effectively, and demonstrate attention to detail, pride in work quality, and a positive attitude.
Ability to wear a clean, pressed uniform.
Ability to meet the stated physical demands, including frequent standing, bending, climbing stairs and ladders, pushing or pulling, reaching, gripping, lifting, and carrying.
Ability to work indoors and outdoors under varying conditions and in awkward or confined positions.
Availability for a flexible schedule any day of the week, overtime as needed, and on-call emergency work.
Ability to travel to the assigned property at short notice for emergency calls.

Nice To Haves

Knowledge of and experience repairing mechanical systems, including plumbing, electrical systems, HVAC, and hot water heaters.
A valid driver's license; preferred but not required.

Responsibilities

Identify building and residential-unit issues, address them as directed by the Building Engineer, and coordinate access and repairs with third-party vendors as needed.
Maintain the property's exterior and perform seasonal tasks, including operating snow-removal machines.
Complete resident service requests within specified service-level agreements and respond to after-hours calls when scheduled.
Monitor property cleanliness and perform janitorial services as needed, including assisting with apartment turns.
Coordinate with Project Management personnel and team members to provide access to properties and retail spaces.
Schedule preventive maintenance, such as HVAC filter replacement and sewer-rod work, and proactively identify maintenance needs.
Collaborate regularly with the Building Engineer on projects and assist with the engineer's duties.
Perform custodial and grounds work as needed, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
Report water infiltration or mold and treat such issues as high priority, particularly when infiltration or growth is extensive.
Provide exceptional customer service through regular interactions with residents.
Maintain open communication with company personnel, residents, vendors, consulting engineers, and contractors to support operations and resolve problems.
Follow work-safety programs and applicable OSHA safety guidelines, and use required protective equipment.
Use a personal smartphone and the company's mobile app to perform and document work.
