About The Position

The Resident Move-In Experience Technician helps to ensure that new residents make a positive transition into their new home at John Knox Village. Provides priority support to new residents during the first several weeks after move-in, assisting with minor maintenance adjustments, move-in setup needs and early service requests. The technician will be responsible for maintaining vacant residences in move-in ready condition following turnover from the Renovations Department as well as general maintenance duties throughout the campus. Ensure that the facilities on the campus of John Knox Village are maintained in excellent condition. Performs general maintenance duties for residents and associates on John Knox Village campus. May perform general duties in the areas of plumbing, electrical, mechanical, painting and carpentry. Supportive of the Village’s mission, values, and service/hospitality (PRIDE) expectations. Completes training as required by policy.

Requirements

  • This position requires the level of education typically acquired by a course of study leading to a high school diploma or GED and a minimum of two years trade school.
  • Must have a valid driver’s license and proof of auto insurance.
  • Must have or be able to obtain a Missouri Class E driver’s license or equivalent within 30 days of hire if position assignment requires use of JKV vehicles.
  • A minimum 2 years of general maintenance experience is required.
  • Ability to read and interpret documents such as safety rules, operating instructions, handbooks and procedure manuals.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Must be able to interpret blueprints, construction documents, schematics and wiring diagrams.
  • Basic level keyboarding required.
  • Must have problem solving skills, speaking ability, handle people well and initiative.
  • Must complete asbestos awareness training within first six months of employment.
  • Must have excellent time management skills, with the ability to multitask and establish priorities.
  • The associate is subject to both inside and outside environmental conditions including extreme cold temperatures typically below 32 degrees for periods of more than one hour or extreme heat temperatures above 100 degrees for periods of more than one hour.
  • The associate is exposed to noise levels that may require shouting to be heard.
  • The associate is subject to vibration of the extremities or whole body.
  • The associate is subject to hazards such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
  • The associate is subject to atmospheric conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation.
  • The associate is subject to air and/or skin exposure to oils and other cutting fluids.
  • The associate is required to wear a respirator when performing certain tasks.
  • The associate frequently is in close quarters, crawl spaces, shafts, man holes, small enclosed rooms, small sewage and water line pipes, and other areas which could cause claustrophobia.
  • The associate is required to function in narrow aisles or passageways.
  • Must be on call for emergencies.
  • Essential aptitudes include spatial aptitude, motor coordination, form perception, finger dexterity, clerical perception, manual dexterity, color discrimination and eye/hand/foot coordination.
  • The associate may be exposed to infectious diseases and is required to function around individuals with challenged mental capacities.
  • All associates may be called upon to assist other departments in a declared emergency situation.
  • Very Heavy Work – Exerting in excess of 100 lbs of force occasionally, and/or up to 50 lbs of force frequently, and/or up to 20lbs of force constantly to move objects.
  • The associate is required to have visual acuity to perform an activity such as operating machines such as lathes, drill presses, power says and mills where the seeing job is at or within arm’s reach; performing mechanical or skilled trades tasks of a non-repetitive nature.
  • Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized.
  • Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces.
  • May need to stoop/bend, kneel, crawl, reach, stand for sustained periods of time and walk long distances.
  • May need to push, pull, lift with regular or repetitive motion.
  • May need to pick up, pinch, type with fingers, grasp with fingers and palm.
  • May need to feel attributes of an object such as size, shape, temperature or texture by touch with fingertips.
  • Talking: Expressing or exchanging ideas by means of the spoken word; those activities where detailed or important spoken instructions must be conveyed to other workers accurately, loudly, or quickly.
  • Hearing: Perceiving the nature of sounds at normal speaking levels with or without correction and having the ability to receive detailed information through oral communication, making discriminations in sound.
  • Repetitive motions: Making substantial movements of the wrists, hands, and/or fingers.

Nice To Haves

  • Previous experience with apartment turnover, residential maintenance or customer facing services roles preferred.
  • Knowledge of drain cleaning equipment is preferred.

Responsibilities

  • Assists residents during their move-in process, including minor setup tasks such as hanging pictures, installing curtain rods, adjusting shelves, positioning televisions, and repositioning light furniture.
  • Assists residents with basic operational questions regarding thermostats, appliances and other home features.
  • Performs proactive follow-up visits with newly moved-in residents to identify and correct minor issues.
  • May hang ceiling fans, lights, pictures, televisions, or perform other general maintenance requests as appropriate.
  • Performs general maintenance duties including plumbing, electrical, mechanical, painting, and carpentry repairs as assigned.
  • Troubleshoots, repairs, and maintains machinery, equipment, physical structures, plumbing systems, and electrical systems using hand tools and power tools.
  • Performs general renovation duties and responsibilities.
  • Performs minor adjustment and repair tasks including replacing light bulbs and fixtures, adjusting cabinet hardware, aligning doors and windows, installing minor hardware, and replacing switches, outlet covers, and small electrical components.
  • Clears clogged drains and repairs or replaces plumbing fixtures.
  • Repairs and adjusts windows, glass, locks, hinges, and door hardware.
  • Performs regular inspections of vacant apartments, villas, cottages, and residential units to ensure residences remain in move-in ready condition following turnover from the Renovations Department.
  • Conducts detailed pre-move-in inspections prior to new resident occupancy to verify proper operation of plumbing fixtures, lighting, HVAC systems, appliances, doors, hardware, life safety devices, and other residential components.
  • Identifies, documents, and coordinates correction of deficiencies discovered during vacant unit inspections or pre-move-in walkthroughs and helps maintain high presentation standards to ensure residences are clean, functional, safe, and prepared for occupancy.
  • Remove or recycle trash as needed.
  • Participate in environmental training and respirator usage when necessary.
  • May assist other maintenance technicians with building repairs and projects as needed.
  • Shovels snow, hauls trash, uses ladders, and performs other maintenance duties as required.
  • Adheres to all safety regulations and requirements.
  • Ability to handle stress and maintain professional interactions with residents, coworkers, and supervisors.
  • Ability to maintain acceptable standards of workplace conduct.
