The Resident Manager is responsible for the daily operations of assigned apartment buildings. This includes leasing, administrative tasks, light maintenance, cleaning, and providing excellent customer service to tenants. The role requires managing the apartment building, overseeing rent collection, tenant follow-up, handling rental inquiries, showing units, completing reference checks, delivering notices, and staying available during working hours and emergencies. Additionally, the position involves maintaining fire safety logbooks, updating fire safety plans, completing paperwork, reviewing rent rolls for accuracy, and participating in audits. Clerical tasks such as organizing receipts, quotes, and purchase orders, along with administrative duties like email responses, incident documentation, and faxing, are also part of the responsibilities. The role also includes cleaning and maintenance tasks, such as cleaning common areas, managing maintenance requests, performing small repairs, overseeing contractors, and ensuring the property is free from garbage. Outdoor seasonal cleaning, including raking grounds, caring for flower beds, snow shoveling and salting walkways, and performing minor repairs and maintenance, is also required.
