About The Position

GSF Properties Inc. is seeking an experienced and dedicated Resident Manager to oversee two affordable housing communities totaling 45 units in Fresno, CA. This role involves managing daily operations, leasing, resident relations, compliance with affordable housing regulations, and ensuring residents enjoy a safe, well-maintained community. The position requires a strong understanding of LIHTC properties and a passion for affordable housing.

Requirements

  • Minimum 1 year of affordable housing or property management experience.
  • Strong knowledge of LIHTC (Tax Credit) compliance, including certifications and recertifications.
  • Experience with leasing, resident relations, and daily property operations.
  • Ability to maintain accurate resident files and ensure regulatory compliance.
  • Strong communication, organizational, and customer service skills.
  • Self-motivated, detail-oriented, and able to manage multiple priorities.
  • Proficiency with basic computer applications and property management software.
  • Ability to work independently while collaborating effectively with team members.
  • Ability to reside in the provided on-site apartment in Fresno, CA.
  • Available to work Monday-Friday, 8:00 AM-5:00 PM.
  • Valid driver's license required.

Nice To Haves

  • 2+ years of affordable housing or LIHTC property management experience.
  • Experience processing move-ins, annual recertifications, and compliance documentation.
  • Knowledge of Fair Housing regulations and affordable housing programs.
  • Experience with Yardi, RealPage, or similar property management software.
  • Previous experience managing a LIHTC community.

Responsibilities

  • Oversee the daily operations of two affordable housing communities totaling 79 units (45-unit LIHTC community and 34-unit senior LIHTC community).
  • Ensure compliance with LIHTC regulations, Fair Housing requirements, company policies, and regulatory agency standards.
  • Manage all leasing activities, including applicant screening, move-ins, certifications, and annual recertifications.
  • Maintain accurate resident files and compliance documentation in accordance with program and company requirements.
  • Monitor occupancy levels and implement effective leasing and resident retention strategies.
  • Provide exceptional customer service while fostering positive relationships with residents, vendors, and community partners.
  • Coordinate maintenance activities to ensure both communities remain safe, attractive, and well-maintained.
  • Address resident concerns promptly and professionally while enforcing community policies.
  • Assist with rent collections, expense management, and achieving property performance goals.
  • Partner with the Portfolio Manager and Compliance Team to support operational success and regulatory compliance.
