About The Position

This full-time role is an entry point into property management, specifically within affordable housing. The Resident Coordinator will serve as the first point of contact for residents, providing operational support to the on-site team. Responsibilities include handling resident communication, supporting leasing and move-ins, and working with an automated file processing system alongside the Business Manager to prepare and complete resident files and recertifications. The position offers structured mentorship and paid certification support, with a designed path for development towards an Assistant Business Manager role. The company, SAIL, is a Twin Cities multifamily property management firm focused on "Legendary Service" and "Operational Excellence" in affordable and market-rate housing.

Requirements

  • A genuine interest in serving residents and doing work that matters.
  • Strong attention to detail, and the patience to stay accurate when the file volume is high.
  • Warm, clear written and verbal communication, in person, by phone, and by email.
  • Comfort with computers and a willingness to learn new systems, including Yardi.
  • Willingness to complete Fair Housing training and apply standards consistently.
  • High school diploma or equivalent.

Nice To Haves

  • Any background in service-heavy work: social services, nonprofit, healthcare front office, education, hospitality, or customer service.
  • Bilingual in Spanish, Somali, or Hmong is a plus, and valuable in serving the residents of our communities.
  • Exposure to LIHTC, Section 42, Section 8, or 4d program requirements.
  • Yardi experience.
  • Willingness to earn COS or TCS certification with SAIL's support.
  • No prior property management experience required.

Responsibilities

  • Serve as the first point of contact for residents with patience and professionalism.
  • Listen actively, follow through on promises, and help build a community where residents feel known and taken care of.
  • Prepare, review, and complete resident files using SAIL's automated file processing system, working alongside the Business Manager.
  • Collect and follow up on documentation for resident recertifications.
  • Maintain complete, current, and audit-ready resident records.
  • Maintain accurate resident records in Yardi.
  • Enter and track work orders, renewals, and notices.
  • Support leasing, move-in, and recertification processes with accuracy.
  • Walk the community regularly, document and communicate issues, and uphold SAIL Standards.
  • Coordinate with maintenance, compliance, and leadership to resolve issues efficiently.
  • Take on progressive responsibility with a goal of moving towards Assistant Business Manager.
