Regional Service Manager
About The Position
Morgan Properties is seeking a hands-on Regional Service Manager to lead maintenance operations and strengthen performance across multifamily communities in Indiana and Kentucky, with a primary focus on Indianapolis and Louisville, including Georgetown and surrounding areas. The role shapes maintenance strategy, develops teams, promotes consistent procedures and safety practices, and helps communities meet high operational standards. Frequent travel throughout the region is required, along with the ability to provide onsite support as operational needs arise, including urgent or high-priority situations. Candidates must live within reasonable commuting distance of Indianapolis or be willing to relocate to the area. A $5,000 sign-on bonus is advertised. The listed salary range is $100,000–$110,000 per year; total compensation may vary based on factors such as location, skills, education, and experience.
Requirements
- At least 5 years of experience in multi-site or regional maintenance leadership.
- Strong technical expertise across HVAC, plumbing, electrical, and building systems.
- Proven leadership experience focused on team development, coaching, and performance improvement.
- Ability to influence across teams and partner effectively with operations leadership.
- Must be based within reasonable commuting distance of the Indianapolis market or willing to relocate there.
- Ability to travel frequently throughout the region and provide onsite support as operational needs arise.

Responsibilities
- Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards.
- Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement.
- Implement and reinforce standardized maintenance procedures, processes, and safety practices.
- Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges.
- Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness.
- Monitor performance trends, identify opportunities for improvement, and implement operational enhancements.
- Ensure compliance with company standards, safety regulations, and applicable codes.
