About The Position

Wisconsin Management Company is looking for an experienced full-time Regional Property Manager to oversee a diverse multi-site portfolio of properties. The Regional Property Manager is responsible for maintaining a portfolio of assigned properties to maximize its financial returns in accordance with the owner's objectives and to ensure that all residents are provided with a clean, safe and well-maintained community.

Requirements

  • High school diploma or general education degree (GED); and 5 years related experience and/or training; or equivalent combination of education and experience.
  • Multi-site residential management and team leadership experience required.
  • Experience overseeing a portfolio of Conventional/Market, RD, LIHTC, 811 PRA programs.
  • Must have excellent ability to manage and motivate others, effective communication with residents, prospects and vendors.
  • Strong administrative and organizational skills
  • Proven time management and organizational skills; can effectively manage to prioritize wisely multiple tasks to completion.
  • Ability to interact effectively with senior executive.
  • Must have reliable transportation.
  • Must have a valid driver’s license with an acceptable driving record and proof of automobile liability insurance coverage; position requires own vehicle to fulfill all of job's functions.
  • Ability to travel to different properties to oversee progress of projects and evaluate staff.
  • Knowledge of operations software used at the property level; Yardi, Rent Cafe, Right Source.

  • COS, CPO and/or AHM designation preferred.

Responsibilities

  • Oversight of all operational, financial and compliance aspects of a Market, RD, LIHTC, 811 PRA portfolio.
  • Ensure all fair housing laws are adhered to when handing out and receiving applications.
  • Responsible for all operational and management phases of the designated communities of responsibility; including but not limited to general office administration, maintenance, direct control of all personnel and resources to the end that the property is maintained, at all times, in a good physical condition with a stabilized fiscal operation.
  • Maximize rental income while minimizing expenses through effective planning and control.
  • Oversee and manage showing, leasing, and move in prospective residents; implement methods to ensure sales associates achieve the highest standards with shopping report scores.
  • Introduce and monitor effective lease renewal programs.
  • Oversees and monitors property inspections.
  • Monitor an effective preventative maintenance program.
  • Monitor all preventative mechanical maintenance work is done timely and that all necessary inspections are done to stay in compliance with State and Federal regulations.
  • Ensures property improvements, records deficiencies and takes actions where necessary.
  • Manages potential repairs or capital projects; confirms quality curb appeal meets standards set by corporate.
  • Work with Corporate and Owners to identify community goals and objectives.
  • Be responsive and receptive to owners' needs, goals, and objectives.
  • Write clear and concise owner's reports to substantiate analysis.
  • Oversee and develop operating budgets/forecasts and sales/marketing plans.
  • Accurately prepare and convey all operational and financial data in a timely manner.
  • Analyze operational information for impact on NOI, identify trends and recommend appropriate strategies and adjustments.
  • Establish and implement leasing goals, while monitoring an effective lease expiration program.
  • Implementation of effective cost control and revenue improvement programs.
  • Accountable for timely completion of reoccurring reports and processes such as month end, annual performance reviews, etc.
  • Oversees/participates in all compliance aspects including Occupancy and iNSPIRE, REAC, and adhering to Federal, State, and local city regulations, including fair housing regulations.
  • Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends.
  • Ensure leasing staff develops similar knowledge.
  • Evaluate and recommend changes in rent/pricing strategies and ensure websites and printed material are accurate and updated.
  • Actively participates in all personnel matters including hiring, coaching, counseling, scheduling, training, managing performance, implementing discipline, and development.
