About The Position

As our Regional Property Manager for Affordable Housing, you'll oversee a portfolio of communities across the entire state of Alabama. You'll be accountable for operations, financial results, and compliance at every site you touch. This role is for someone who reads a variance report and knows what questions to ask. You prepare for an MOR and an NSPIRE inspection before anyone reminds you. Your Property Managers trust you because you coach them, hold them accountable, and help them win. Affordable housing is at the heart of what we do, and Alabama is our home base.

Requirements

  • 5+ years of progressive property management experience, including multi-site oversight
  • At least 3 years managing affordable housing communities
  • Working knowledge of LIHTC, HUD, Section 8, and Fair Housing compliance
  • Experience with budgeting, financial analysis, agency audits, and physical inspections in a portfolio setting
  • A track record of leading and developing on-site teams while managing multiple priorities and deadlines
  • Strong organizational, communication, and presentation skills, including the ability to speak confidently before residents, staff, and boards
  • Proficiency in property management software and Microsoft Office
  • A valid driver's license, auto liability insurance, and dependable transportation

Nice To Haves

  • Entrata experience is a strong plus
  • A bachelor's degree in Business, Real Estate, Property Management, Finance, or a related field. An equivalent combination of education and experience will also be considered.
  • An affordable housing certification such as HCCP, SHCM, CPO, or COS

Responsibilities

  • Drive portfolio performance. Own occupancy, revenue, expense control, and resident satisfaction goals across your assigned Alabama communities.
  • Protect compliance. Make sure every property meets LIHTC, HUD, Section 8, Fair Housing, and federal, state, and local requirements, along with investor and agency guidelines.
  • Lead and develop people. Coach, train, and hold Property Managers and site teams accountable. Support hiring, performance management, and professional growth.
  • Own the numbers. Build and manage annual budgets, reforecasts, and capital plans. Analyze monthly financials, variances, delinquency, bad debt, and A/R, and act on what you find.
  • Partner with ownership. Deliver timely monthly financial reports as the management agreement requires, and attend board meetings.
  • Keep leasing healthy. Monitor occupancy trends, waitlists, collections, renewals, and marketing so vacancy loss stays low within affordability guidelines.
  • Be present at your properties. Inspect curb appeal, unit readiness, preventive maintenance, and life-safety practices, then follow through on deficiencies.
  • Be audit-ready. Review resident files, recertifications, and leasing documents. Lead preparation for NSPIRE inspections, Management and Occupancy Reviews (MORs), and State Agency audits.
  • Solve problems. Handle escalated resident concerns, legal matters, incidents, and emergencies professionally and promptly.
  • Collaborate and communicate. Work with maintenance, compliance, accounting, asset management, and vendors. Report portfolio performance, risks, and recommendations to leadership, and support acquisitions, transitions, and strategic initiatives.
