About The Position

Green Alpha Property Management is seeking an experienced Regional Property Manager to oversee a portfolio of affordable and conventional multifamily communities. This is a leadership role requiring accountability, urgency, sound judgment, and a proactive approach. The position involves regular travel and overnight stays due to the geographically dispersed nature of the properties. The Regional Property Manager will be directly responsible for the operational and financial performance of their assigned portfolio.

Requirements

  • 5+ years of progressive multifamily property management experience
  • Prior multi-site, Area Manager, or Regional Property Manager experience
  • LIHTC experience required
  • Valid driver's license and ability to travel regularly

Nice To Haves

  • Experience with HUD, HOME, Project-Based Section 8, or other affordable housing programs preferred
  • Experience with conventional multifamily strongly preferred
  • Demonstrated ability to improve underperforming properties and develop Property Managers
  • Third-party property management and owner/client relationship experience preferred
  • Entrata experience preferred
  • HCCP, SHCM, COS, CPO, or similar affordable housing certification preferred

Responsibilities

  • Lead, coach, and hold Property Managers accountable for results.
  • Drive occupancy, collections, revenue, expense control, and NOI performance.
  • Review property financials, budgets, forecasts, variances, rent rolls, delinquency, and operating KPIs.
  • Identify underperforming properties and develop clear corrective action plans.
  • Conduct regular site visits and property inspections.
  • Monitor leasing, renewals, unit turns, work orders, preventive maintenance, and overall property condition.
  • Partner with Compliance to maintain strong execution of LIHTC, HUD, HOME, and other affordable housing requirements.
  • Recruit and develop strong site teams and address staffing or performance issues promptly.
  • Manage vendor and contractor performance and oversee significant property projects.
  • Build strong relationships with owners and third-party clients through accurate reporting, proactive communication, and strong property performance.
  • Support new acquisitions, management transitions, lease-ups, and property turnarounds.
  • Maintain compliance with Fair Housing and applicable federal, state, and local requirements.
