About The Position

The Regional Property Manager is a senior operational leader who carries full accountability for the financial and operational performance of a multi-property, multi-market portfolio. This person doesn't oversee from a distance. They are close to the properties, close to the people, and close to the numbers. They build capable Property Managers and Senior PMs, maintain ownership relationships with confidence and consistency, and drive portfolio results without requiring close direction from above. This is a role for someone who has earned the right to run a portfolio independently and takes that responsibility seriously.

Requirements

  • 4+ years of multifamily property management experience, required without exception.
  • Demonstrated experience as a Property Manager with direct accountability for financial and operational performance.
  • Prior regional or multi-site leadership experience strongly preferred. Candidates without it must demonstrate a clear and compelling track record of development toward this level.
  • Strong financial acumen with fluency in NOI, budget variance analysis, delinquency management, and ownership reporting.
  • Proven ability to lead, develop, and hold accountable a team of site-level managers across multiple locations.
  • Outstanding written, verbal, and interpersonal communication skills with demonstrated ability to manage ownership relationships professionally.

Nice To Haves

  • Experience managing across multiple markets or geographically dispersed portfolios.
  • Familiarity with AppFolio or comparable property management software at a regional oversight level.
  • Experience participating in annual budgeting and capital planning processes.
  • Track record of developing site-level talent into regional or leadership roles.

Responsibilities

  • Own NOI performance, occupancy, delinquency, and budget outcomes across all properties in the portfolio.
  • Conduct regular financial reviews with Property Managers and Senior PMs, holding the team accountable to budget targets and driving corrective action where needed.
  • Review and approve monthly owner reports, ensuring accuracy, consistency, and clarity before distribution.
  • Monitor leasing performance, renewal rates, and revenue trends across the portfolio, intervening early when indicators shift.
  • Partner with ownership and leadership on annual budgeting, forecasting, and capital planning for each asset.
  • Directly manage, coach, and develop Property Managers and Senior Property Managers with a leadership approach that builds long-term capability, not just short-term compliance.
  • Set clear performance expectations, conduct regular one-on-ones, and deliver honest, timely feedback that drives growth.
  • Identify high-potential site leaders and actively develop them for advancement within the organization.
  • Address performance issues directly and decisively, partnering with People & Systems on documentation, corrective action, and transitions when necessary.
  • Model the leadership behaviors and operational standards expected at every level below.
  • Serve as the primary operational point of contact for ownership groups across the portfolio, maintaining relationships built on trust, transparency, and results.
  • Communicate portfolio performance proactively, keeping ownership informed before they ask.
  • Respond to ownership concerns with urgency, follow-through, and clear resolution timelines.
  • Support business development and retention efforts in partnership with the VP of Operations, Regional Vice President, or Director of Client Relations.
  • Conduct regular property inspections across the portfolio, ensuring physical standards, curb appeal, and maintenance performance reflect the Chamberlin brand and protect owner investment.
  • Ensure properties operate in full compliance with fair housing laws, company policy, and applicable local, state, and federal regulations.
  • Partner with maintenance leadership to ensure preventive maintenance programs, vendor relationships, and capital project execution meet portfolio standards.
  • Monitor and resolve operational escalations including delinquency, vacancy, maintenance backlogs, and team instability with speed and decisiveness.
  • Maintain a consistent reporting cadence to the VP of Operations or Regional Vice President on portfolio performance, staffing, and operational priorities.
  • Participate in leadership meetings, contributing portfolio-level insight and flagging risks or opportunities with supporting data.
  • Ensure site teams are meeting all internal reporting deadlines including weekly staffing updates, delinquency reporting, and KPI submissions.
